Short answer: Plantation is one of the most centrally located places to live in Broward County, and relocating here mostly comes down to choosing between the mature eastern neighborhoods and the much larger lots of Plantation Acres in the west. The housing stock is established rather than new, so inspection quality matters more than usual, and tax and insurance should be quoted on the specific address before you agree a price.

Choose east or west first

The city divides at roughly Flamingo Road. East of it you are buying into the original 1950s and 1960s Plantation: single-storey houses, wide lots, heavy tree canopy, quick access to Fort Lauderdale, and a stock that ranges from untouched to fully rebuilt. West of it, Plantation Acres offers parcels on a completely different scale, sometimes with acreage and outbuildings, where what you may do with the land is set parcel by parcel and confirmed by the city. Around the Midtown corridor there is a third option again - condominiums and townhouses with less maintenance and a shorter commute. Choose the model before you shortlist.

Diligence on an older house

This is the single most useful thing to get right here. In a city where much of the stock predates 1975, the questions that decide your real cost are the roof's age and documentation, whether plumbing and electrical work were permitted, whether additions were permitted, impact windows or shutters, and how the property has been insured historically. Insurers price all of that, so get a quote on the specific address early - it can change what you are willing to pay. An inspector who quantifies findings in dollars is worth more than one who only lists them.

What it costs to own here, beyond the price

Two numbers decide what owning here actually costs, and neither is on the listing. Property tax is set on your own purchase, not the seller's assessed value, so the tax line you see on a listing usually reflects a homestead exemption and an assessment cap that belong to the current owner and do not transfer with the house. Insurance is the other one: wind coverage, and flood coverage where the property calls for it, quoted on the specific roof, year built and elevation rather than a county average. Get both quoted on the actual address before you commit to a price. If the property is in an association, add the dues, ask what has been voted, and read the budget and reserve position rather than the marketing sheet.

Commuting and everyday life

I-595 along the south and the Turnpike on the east put the airport, downtown Fort Lauderdale, I-95 and I-75 all within a short run, and Broward Boulevard connects directly into downtown. That central position is why Plantation works for households commuting in different directions. Most errands stay inside the city thanks to the Broward Boulevard commercial spine, and the hospitals are local. Drive your own commute at your real departure time before choosing between east and west.
