What is my home worth?
Ask us and you get a real answer, prepared by hand from what has actually sold near you and from what is competing with you right now. We deliberately do not publish an instant online estimate — those numbers are produced without ever seeing your home, and a wrong one costs you money whether it is too high or too low.
Why we will not just show you a number
An automated estimate is fast, and that is the only thing it is. It has never been inside your home, it does not know what you have spent on it, and it cannot tell a preserve view from a parking lot. Three things it gets wrong that decide your price:
A person reads your street, not your ZIP code
Two houses on the same block can be worth very different money. A model cannot see that the house behind yours backs onto a preserve and the one across the road backs onto a parking lot. Gia has sold in these neighbourhoods for years, and she prices what is actually there.
Condominiums are not houses, and we never mix them
Automated tools routinely average condos, townhouses and single-family homes into one number. Association rules, assessments, rental restrictions and floor level all move a condo's value in ways no house comparable can explain. We analyse your property type on its own.
What your home has done since the last sale
An impact-window job, a re-roof, a new kitchen, a converted garage, a private pool - none of it shows up in the public record for years, if ever. It shows up in your answer to the last question on this form, and it is often the largest single adjustment we make.
