Community pages that are live now
A Miami-Dade community is published only when it clears the same activity floor we apply to a whole city: at least 15 active single-family houses and 30 closed single-family sales year to date, or at least 10 active condominiums and townhouses and 30 closed condominium and townhouse sales year to date. Every community page names its parent city and links to that city market report. Communities that do not clear the floor get no page at all, and no combined house-and-condo figure is ever published to make one qualify.

Subdivision naming in the Miami feed is a plat and building field rather than a neighborhood field, so single condominium towers, developer names and plat aliases are excluded by review rather than published as if they were places. The dated audit of every candidate we examined, and the reason each one was published or withheld, is kept with the site data.
City resident and relocation guides
Each city below has two hand-written guides in English, each paired with an original Spanish guide and reciprocal language links, sitting above that city's dated market data page. The guides carry structure and process — insurance and flood, association and condominium due diligence, permits, commuting checks and the sale sequence — and send you to the data page for any figure.

Published figures come from PBP's direct BeachesMLS feed through Cotality Trestle connection 23039. Each figure set identifies the reporting window and retrieval date, keeps single-family houses separate from condominiums and townhouses, suppresses medians when samples are too thin, and states that it covers listings permitted for internet display.
