As of September 7, 2026, the median monthly association fee across 21,229 condominiums for sale in the five South Florida counties is $822; half fall between $585 and $1,324, 38.7% ask $1,000 or more, and condos built since 2005 ask 98% more than those built before 1995.

It exists because the fee is the first question a condo buyer asks and the number most likely to sink a deal late; the city pages show the local midpoint and spread, how building age and price move it, what the fee covers, which developments are for sale and at what fee, and how often listings warn of a special assessment or a mandatory membership on top.

Dollar medians reward cities of small, older units. Per square foot is the fairer read: a $1.76 per square foot fee in Coconut Grove and a $0.48 fee in Miami Gardens tell you more about what each association delivers than the monthly totals do.

Newer towers carry more amenities, staff and insured value per unit. Older buildings are not automatically cheaper to own: Florida's milestone inspection and structural reserve requirements apply at 30 years, and 5.3% of listings region-wide mention an inspection, recertification or structural work in their remarks. The 1970s and 1980s stock, 10,701 listings today, is where those two forces meet.

We report the median because a few ultra-luxury towers would distort an average. As of September 7, 2026, the median monthly-equivalent association fee across 21,229 condominiums for sale in Miami-Dade, Broward, Palm Beach, Martin and St. Lucie counties is $822. The middle half runs $585 to $1,324; per square foot the median is $0.84 a month. City medians range from $350 (Miami Gardens) to $3,810 (Coconut Grove).

Why are condo fees in newer buildings higher?
Across the five counties, condos completed since 2005 ask a median $1,383 a month against $700 for buildings from before 1995, a 98% gap. Newer towers carry more amenities, staff and insured value per unit. Older buildings are not automatically cheaper to own: Florida's milestone inspection and structural reserve rules apply at 30 years, and 5.3% of listings region-wide mention an inspection or recertification in their remarks.
Are special assessments included in the condo fee figures?
Never. A special assessment is a one-time or time-limited charge on top of the regular fee. This index reports it separately: 8.9% of listings mention one in their public remarks; 1.2% describe it as pending or carried by the buyer, 6.5% state there is none or the seller has paid it. Capital contributions (0.1%), mandatory club or equity memberships (0.5%) and land or recreation leases (0.6%) are likewise reported as separate shares. Remarks are agent-written and unverified.
How are monthly, quarterly and master-association fees compared?
Every fee is converted to a monthly equivalent (quarterly divided by three, semi-annual by six, annual by twelve); 6.2% of listings bill quarterly. Where a listing carries a second association fee (a master community plus a building or enclave association, as in Century Village), both layers are summed into the total and the second layer is reported separately; 1.6% of listings show two layers today. Fees with no stated billing cycle are excluded rather than assumed monthly, and the top and bottom 1% per city are trimmed as likely data-entry errors.
