What makes a Broward County move hard to plan from far away?

Broward is two markets wearing one name: a deep condo market along the coast and in the older inland cities, and a house market in the western suburbs. Countywide there are 10,048 condos and townhouses for sale against 4,262 houses, or 11.3 months of condo supply next to 4.5 for houses. In September 2026 the median house sold for $649,000 and the median condo for $240,000.

Fort Lauderdale alone carries 806 houses and 1,513 condos for sale today, so "Fort Lauderdale" on a listing can mean a canal-front house, a beach high-rise or a garden condo inland. The directory below splits every city that way and links each to a live search.

The PBP Data Desk™ publishes these figures every day from our own BeachesMLS connection. Gia Freer, Broker of Record of PBP Real Estate, reviews what appears here; Gia and Grant Freer have closed 764 transactions since 2000 (Flexmls), and PBP holds a 5.0 Google rating from 85 reviews.

Where are Broward's main residential areas?

The coast runs from Deerfield Beach through Pompano Beach, Lauderdale-by-the-Sea, Fort Lauderdale and Hollywood to Hallandale Beach; the western suburbs, Coral Springs, Parkland, Plantation, Davie, Weston and Pembroke Pines, sit between I-95 and the Everglades. Fort Lauderdale-Hollywood International Airport and Port Everglades are mid-county, Brightline stops in Fort Lauderdale and Aventura, and Tri-Rail links Broward with Palm Beach and Miami-Dade.

What is day-to-day life like in Broward County?

Broward is built around water. Fort Lauderdale alone has roughly 165 miles of inland waterways, Las Olas Boulevard runs from downtown to the beach, and Port Everglades is one of the busiest cruise ports in the world. Waterfront houses on deep-water canals, with no fixed bridges to the ocean, price as their own market; ask about bridge clearance and seawall condition before you fall for a dock.

The county is the most connected of the five. Fort Lauderdale-Hollywood International Airport is minutes from most coastal cities, I-95, I-595, the Turnpike and the Sawgrass Expressway cover the rest, and Brightline and Tri-Rail both run along the coast. Many residents commute into Miami-Dade or Palm Beach County, so test peak-hour drives across the county line, not just inside it.

Closing customs differ from Palm Beach County. In Broward the buyer customarily chooses and pays for the owner's title insurance policy, so budget for it alongside lender fees, the survey, inspections and prepaid taxes. West of the Turnpike, most neighborhoods are planned communities from the 1970s onward with an HOA, so read the association documents as carefully as you would a condo's.

How does the Broward property tax bill work after you buy?

Budget from your own purchase price: the Save Our Homes cap the seller enjoyed does not transfer to you. Own and occupy the home as your permanent residence on January 1, then apply to the Broward County Property Appraiser by March 1 for the homestead exemption ($25,000 for all levies, plus a second exemption of up to $26,411 in 2026 for non-school levies, Fla. Stat. sec. 196.031). After that, the assessed value can rise no more than 3% a year or the CPI change, whichever is lower (Fla. Stat. sec. 193.155). There is no Florida personal income tax.

Estimate a specific property's bill with the Broward County Property Appraiser. General information, not legal or tax advice.

What paperwork matters on a Broward condo?

With so much of Broward's inventory in condominiums, the association file matters as much as the unit. Under Fla. Stat. sec. 553.899, buildings of three or more habitable stories need a milestone structural inspection by December 31 of their 30th year and every 10 years after, and Fla. Stat. sec. 718.112 requires a structural integrity reserve study at least every decade. Get both in writing, plus the budget, a year of board minutes, any special assessment and the master insurance policy with its hurricane deductible. Compare fees building by building in the condo fee index.

What share of Broward listings sit in a FEMA flood zone?

In Broward, 38.9% of condos and townhouses and 39.9% of houses for sale fall inside a FEMA-mapped Special Flood Hazard Area (an A or V zone). Lenders can require flood coverage there, and it is a separate policy from homeowners insurance; get quotes during your inspection period, not after.

Confirm the exact address on the FEMA flood map. City-by-city figures are in our flood zone report.

Which public school serves a Broward address?

Broward County Public Schools assigns schools by address and publishes the answer through its own Find My School locator. Check every address you are considering there; the listing description is not the source of record.
