Margate is a central Broward County city of about 58,000, incorporated in 1955 and built out largely in the 1960s and 1970s. It sits between Coconut Creek and North Lauderdale, with Coral Springs to the west, and it is one of the more affordable entry points into this part of the county.

Housing is a mix of small single-family homes on compact lots and a large stock of condominium and villa communities, including age-restricted ones. Almost nothing here is new, so the condition of the roof, the windows and the plumbing carries unusual weight in pricing.
