North Lauderdale is a compact city of about 44,000 in central Broward County, bordered by Tamarac, Margate and Coral Springs. It incorporated in 1963 and grew through the 1970s and 1980s, and its housing is predominantly single-family homes and townhouses on small lots, with a modest condominium inventory.

It is one of the more affordable cities in the county with direct access to both the Turnpike and the Sawgrass Expressway, which is most of the reason buyers look here.

If you are thinking about selling, three steps

  1. Tell us about the property

Address, condition, timing and anything a website cannot see: a renovation, a view, a lot line.

  2. Get a written opinion of value

Gia Freer prepares it from the same BeachesMLS data behind this page. No automated estimate is used.

  3. Decide with the numbers in front of you

Sell now, wait, or rent: you see what each path looks like before anyone lists anything.

North Lauderdale single-family, month and year to date

The single-family median moved from $391,000 in August 2025 to $420,000 in August 2026, and median days on market went from 37 to 49. Condominiums and townhouses are a separate market here: 9 closed in August 2026 at a median of $252,000, and they are reported separately on this page.

Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.
