Fort Lauderdale has around 165 miles of navigable waterways, and that single fact drives the top of its housing market. In the Isles neighborhoods off Las Olas Boulevard, dockage, bridge height and canal width are priced as directly as bedrooms are elsewhere. A house with 100 feet of deep water and no fixed bridge to the Intracoastal is a different asset from an identical house one street inland.
Away from the water the city is a working one: a downtown that has added residential towers steadily, the Flagler Village and Victoria Park blocks east of the tracks, and the postwar neighborhoods north toward Oakland Park. Brightline's Fort Lauderdale station has pulled demand toward downtown in a way that did not exist a decade ago.

In August 2026, single-family homes in Fort Lauderdale closed at a median of $725,000, at a median 50 days on market and 96% of the last asking price, across 144 closings. Across the year so far, 1,201 closed at a median of $700,000, against 1,068 at $657,500 in the same period last year. There are 801 on the market now at a median asking price of $999,900, and about 5.6 months of supply, which is close to a balanced market.
In August 2026, condominiums and townhouses in Fort Lauderdale closed at a median of $580,000, at a median 69 days on market and 95% of the last asking price, across 109 closings. Across the year so far, 1,297 closed at a median of $450,000, against 1,201 at $410,000 in the same period last year. There are 1,460 on the market now at a median asking price of $539,000, and about 13.4 months of supply, which puts the leverage firmly with buyers.

Schools
Fort Lauderdale is served by Broward County Public Schools. Of homes sold in the city, about 60% are assigned to Fort Lauderdale High School and about 61% to Sunrise Middle School, with Harbordale and Bayview the two largest elementary assignments. Boundaries change, so confirm the assignment for a specific address with the district.
Getting around
Measured from the center of the city, the Fort Lauderdale rail station is about 1.5 miles away, the beach about 1.7 miles, and Sunrise Marina about a mile. Fort Lauderdale-Hollywood International Airport is roughly 15 minutes south, Port Everglades adjoins it, and Interstate 95, US 1 and A1A carry the north-south traffic.
