West Palm Beach is the county seat and the largest city in Palm Beach County, and it has changed faster in the last five years than in the previous twenty. Financial firms relocating offices to the downtown corridor brought a buyer with a different budget, and Brightline's station put Miami within an hour by train and Orlando within three.

The market is genuinely varied: the historic districts of El Cid, Flamingo Park and Old Northwood with their 1920s houses, the downtown and waterfront condominium towers, the postwar neighborhoods west of Olive Avenue, and the planned communities out toward the Turnpike.
