Lighthouse Point is a city of about 11,000 in northeast Broward County, built almost entirely on a network of finger canals that reach the Atlantic through the Hillsboro Inlet. That inlet is the point: boat owners here get to open water without a fixed bridge from much of the city, which is rare on this coast and is priced accordingly.
The city incorporated in 1956, and most of the housing is single-story mid-century houses, many of them replaced or rebuilt on the water in the last two decades. It is small, low-rise and residential, with the commercial strip confined to Federal Highway.
What houses and condominiums are doing right now
In August 2026, single-family homes in Lighthouse Point closed at a median of $2,050,000, at a median 48 days on market and 94% of the last asking price, across 18 closings. Across the year so far, 135 closed at a median of $1,565,000, against 107 at $1,385,000 in the same period last year. There are 72 on the market now at a median asking price of $2,972,500, and about 4.0 months of supply, which still favors sellers.
In August 2026, condominiums and townhouses in Lighthouse Point closed at a median of $160,000, at a median 141 days on market and 94% of the last asking price, across 10 closings. Across the year so far, 70 closed at a median of $163,019, against 41 at $287,000 in the same period last year. There are 63 on the market now at a median asking price of $249,900, and about 6.3 months of supply, which is close to a balanced market.
Houses and condominiums are reported separately here on purpose. Averaging the two produces a number that describes neither, and in this market the two halves frequently move in different directions.

Separate reports run for Venetian Isles, Coral Key Villas, Lighthouse Point Gardens and Venetian Park Gardens.
Getting around
Federal Highway runs the length of the city and Interstate 95 is a few minutes west. The Deerfield Beach and Pompano Beach Tri-Rail stations are both close, Fort Lauderdale-Hollywood International Airport is roughly 25 minutes south, and Boca Raton is 15 minutes north.
What the water is worth here
Lighthouse Point is priced on water access before it is priced on square footage. A house on a wide canal with no fixed bridge between it and the Hillsboro Inlet is a different asset from a house on a narrow finger canal, and both are different again from an interior lot two streets back. The single-family figures above cover the whole city, so they blend those three markets together; the reason we publish a separate waterfront page is that the blended number understates the top of the market and overstates the bottom of it.
The specifics buyers and their surveyors ask about, in the order they usually come up: bridge clearance and whether the route to the inlet is fixed-bridge free, controlling depth at mean low water, canal width for turning a vessel, seawall material, age and cap condition, dock and lift capacity, and the elevation certificate. Every one of those is answerable before a listing goes live, and every one of them is a price argument if it is left to a buyer's inspector to raise.
Selling a home in Lighthouse Point
Because the city is small and rebuilt house by house, comparable sales have to be chosen carefully rather than pulled by radius. A rebuilt house on a wide canal is not comparable to an original mid-century house two streets inland, whatever the search grid says. We name the sales we are relying on and give you a written opinion of value before discussing price, and we deal with seawall, dock and insurance documentation at listing rather than at inspection.
Working with us in Lighthouse Point
Dockage decides value here more than square footage does: canal width, water depth at low tide, seawall condition and whether anything fixed sits between you and the inlet. Those are inspection questions, and they belong in the pricing conversation before the listing goes live, not after a survey.

Lighthouse Point single-family, month and year to date
The single-family median moved from $2,500,000 in August 2025 to $2,050,000 in August 2026, and median days on market went from 95 to 48. Condominiums and townhouses are a separate market here: 10 closed in August 2026 at a median of $160,000, and they are reported separately on this page.
Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.
