Getting around

A1A runs the length of the town, with the Ocean Avenue bridge connecting to Lantana and Interstate 95 about 10 minutes west. Palm Beach International Airport is roughly 25 minutes north, and Boca Raton is about 30 minutes south.

Ocean-to-lake, or everything else

Manalapan's market divides on one line: whether a parcel runs from the Atlantic across A1A to the Intracoastal. Those ocean-to-lake estates are a finite set - beach frontage on one side, dockage on the other - and they set the town's headline figures. A waterfront house on Point Manalapan is a substantial property in its own right and a completely different transaction. Reading one against the other is how owners end up with a price that no buyer recognizes, which is why the year-to-date figure above is published with its sale count attached.

The value questions specific to this town: dune and beach easement history, erosion and any state coastal construction control line issues, seawall and dock condition on the Intracoastal side, elevation and insurability, and what the town will permit a buyer to build. At this level the buyer is nearly always planning work, so permitted future use is part of the price.
