Boca Raton is a city of about 100,000 people on the southern edge of Palm Beach County, and it behaves like several markets at once. East of Federal Highway you are in the Mizner-era grid and the barrier island, where lot value drives the price and inventory is thin. West of I-95 you are in country club and gated communities built from the 1970s onward, where the club membership, the renovation and the golf course view decide what a house is worth. The number that matters to you depends entirely on which of those you own.

What houses and condominiums are doing right now

In August 2026, single-family homes in Boca Raton closed at a median of $965,000, at a median 24 days on market and 96% of the last asking price, across 174 closings. Across the year so far, 1,540 closed at a median of $1,032,500, against 1,365 at $915,000 in the same period last year. There are 522 on the market now at a median asking price of $1,674,500, and about 3.0 months of supply, which still favors sellers.

In August 2026, condominiums and townhouses in Boca Raton closed at a median of $389,750, at a median 38 days on market and 95% of the last asking price, across 160 closings. Across the year so far, 1,571 closed at a median of $360,000, against 1,471 at $360,000 in the same period last year. There are 1,061 on the market now at a median asking price of $350,000, and about 6.6 months of supply, which is close to a balanced market.

Neighborhoods we cover

We publish a separate report for each Boca Raton neighborhood, because a median for the whole city is close to meaningless when the range runs from a $300,000 condominium to a $20,000,000 waterfront estate. Among them: Royal Palm Yacht and Country Club, The Sanctuary, Boca Bath and Tennis, Camino Gardens, Old Floresta, Woodfield, St. Andrews Country Club and Boca Grove. Schools

Boca Raton is served by Palm Beach County School District. Looking at how homes sold here are actually assigned, Boca Raton Community High School covers about 37% of them, Spanish River High School about 32% and Olympic Heights Community High School about 24%. At middle school level the split runs Omni about 40%, Boca Raton Community about 34% and Eagles Landing about 19%. Assignment follows the address and boundaries are redrawn periodically, so confirm the current assignment for any specific property with the district before you rely on it.

Getting around

Measured from the center of the city, Boca Raton Regional Hospital is about 3.1 miles away, the Boca Raton Tri-Rail and Brightline station about 3.6 miles, and the ocean about 5.1 miles. Interstate 95 and Florida's Turnpike both run north to south through the city, Boca Raton Airport handles private aviation off Airport Road, and Fort Lauderdale-Hollywood International is about 30 minutes south in normal traffic.
