Read that middle column again. At the same budget, Margate buys ~15% more house and a fourth bedroom; Coral Springs buys ~14% more house and a decade-newer build than Boca Raton.
What the gap actually prices
The Boca premium is real and it is paying for specific things: the school-zone reputation, the downtown/Mizner lifestyle radius, beach proximity without a causeway, and the resale liquidity that comes with a nationally searched city name. The Broward side prices in: county tax differences, older commercial corridors in spots, and — for Deerfield east of Federal — the same coastal insurance math as Boca.
So the honest framing is not "Broward is cheaper." It is: which of Boca's premiums are you actually going to use? A buyer who will never use the downtown radius or the school zones is paying for options they will not exercise.
The three-question test we give border-zone buyers
- Schools or no schools? If school zoning drives you, price Boca and Coral Springs against each other — not Boca against Margate.
- East or west of I-95? Insurance and flood math can matter more than the county line. Compare quotes on the specific street, not the city average.
- Ten-year hold or five? Boca's liquidity premium matters most on shorter holds; the extra square footage in Margate/Coral Springs compounds on longer ones.
For sellers on either side of the line
If you are selling in Boca in this band, your real competition includes three Broward cities your agent may not be watching. If you are selling in Deerfield, Margate or Coral Springs, Boca's spillover buyers are your best-paying audience — and they respond to Boca-grade presentation, not Broward-median presentation.
