Coral Springs was laid out by Coral Ridge Properties in the 1960s on drained Everglades land and incorporated in 1963. It is one of the most tightly planned cities in Florida: uniform sign codes, no billboards, buried utilities in much of the city, and a parks system that runs to more than 50 sites. Buyers notice the effect before they can name the cause.

The housing stock is largely 1970s through 1990s single-family homes on generous lots, plus a substantial condominium and townhouse inventory. Almost nothing here is new construction, so condition and renovation quality carry more weight in pricing than in a newer city.
