The Town of Palm Beach occupies a barrier island about 16 miles long and, in places, only a few hundred yards wide. Henry Flagler built the Royal Poinciana and the Breakers here in the 1890s and extended his railroad to reach them, and the town has been protecting that inheritance ever since through landmark designation and one of the strictest architectural review processes in Florida.
For an owner, that process is not decoration. What a buyer can demolish, add or alter determines what a lot is worth, and the answer is frequently different from what the same lot would be worth a bridge away in West Palm Beach.

Three bridges connect the island to West Palm Beach: Flagler Memorial, Royal Park and Southern Boulevard. Palm Beach International Airport is about 15 minutes away, the West Palm Beach Brightline and Tri-Rail stations about 2 miles, and the Palm Beach Marina sits on the Intracoastal side. Good Samaritan Medical Center is roughly 3 miles.
