  • The places with the most houses listed today are Boca Raton (546), West Palm Beach (503), Boynton Beach (461).

Why is Palm Beach County hard to shop from out of state?

Because the county runs about 45 miles of coast plus a large inland suburban belt, and the same budget buys very different things in Jupiter, Lake Worth Beach and Wellington. In September 2026 the median Palm Beach County house sold for $701,000 and the median condo or townhouse for $310,000; Boca Raton alone lists 546 houses and 1,081 condos today.

Condos here sit at 7 months of supply against 4 for houses, so a condo buyer and a house buyer are negotiating in two different markets. This guide keeps them apart in every number and puts a filtered search one click from each city.

The PBP Data Desk™ publishes these figures every day from our own BeachesMLS connection. Gia Freer, Broker of Record of PBP Real Estate, reviews what appears here; Gia and Grant Freer have closed 764 transactions since 2000 (Flexmls), and PBP holds a 5.0 Google rating from 85 reviews.

How is Palm Beach County laid out?

Think in three bands: the barrier islands and coastal towns east of the Intracoastal, the I-95 cities just inland, and the western communities along State Road 7 and beyond. Palm Beach International Airport sits beside West Palm Beach; Brightline stops in West Palm Beach and Boca Raton, and Tri-Rail runs the length of the county toward Miami.

What is day-to-day life like in Palm Beach County?

The calendar has two halves. From roughly November through April the seasonal population returns, restaurant waits lengthen and I-95, Federal Highway and Okeechobee Boulevard slow noticeably; May through October is quieter, hotter and wetter, with afternoon storms most summer days. Visit in both halves before you commit to a neighborhood whose character depends on season.

The county is large enough that the commute decides more than the house. Driving from Wellington to downtown West Palm Beach, or from Jupiter to Boca Raton, can take twice as long at 5 p.m. as at 10 a.m. because the main routes run north-south and east-west crossings are few. Test the drive you will make every day, at the hour you will make it.

Water access is the other dividing line. The Lake Worth Lagoon, Jupiter Inlet, Boynton Inlet and Boca Inlet give boaters ocean access along the whole coast, while western communities trade that for newer construction and more land. The county maintains public beaches and parks from Juno Beach to South Inlet Park, and Brightline puts downtown West Palm Beach about an hour from Miami by train.

What changes in property tax when you buy a Palm Beach County home?

The tax bill resets to your purchase, so plan from your own price, not the seller's bill. If the home is your permanent residence on January 1, file for the homestead exemption with the Palm Beach County Property Appraiser by March 1 of that year; Florida then caps the yearly rise in assessed value at 3% or inflation, whichever is lower (Save Our Homes, Fla. Stat. sec. 193.155). The exemption is $25,000 for all taxes plus up to $26,411 in 2026 for non-school taxes (Fla. Stat. sec. 196.031). Florida levies no personal income tax.

Estimate a specific property's bill with the Palm Beach County Property Appraiser. General information, not legal or tax advice.

What should a Palm Beach County condo buyer ask for?

Ask for the building's structural paperwork before your inspection period ends. Florida requires a milestone inspection for condominium buildings three habitable stories or taller by December 31 of the year the building turns 30, then every 10 years (Fla. Stat. sec. 553.899), and a structural integrity reserve study at least every 10 years (Fla. Stat. sec. 718.112). Request both, twelve months of board minutes, the budget, any special assessment and the association insurance policy. Building-level fees are in the condo fee index.

How much of Palm Beach County sits in a mapped flood zone?

9.3% of Palm Beach County houses and 17.8% of condos and townhouses for sale sit inside a FEMA Special Flood Hazard Area, placing each listing's coordinates on FEMA's National Flood Hazard Layer. A standard homeowners policy does not cover flood, and hurricane season runs June 1 to November 30.

Confirm the exact address on the FEMA flood map. City-by-city figures are in our flood zone report.

How are public schools assigned in Palm Beach County?

By street address, set by the School District of Palm Beach County, not by subdivision or city name. Enter the exact address in the district's Find My School locator before you sign; charter, magnet and choice programs apply separately.
