- Source data: BeachesMLS listings permitted for internet display, delivered through Cotality Trestle (PBP connection 23039), for listings whose MLS city field is Palm Springs. Listings whose sellers declined internet display are absent and their number is unknown, so no figure is a census; newly listed counts are floors for the same reason.
- Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined into one figure. The property-mix shares are shares of a count, not blended prices.
- Small-market rule: counts (sales, listings, homes under contract, newly listed) are always reported for the month. Medians are reported over the shortest of the latest complete month, the trailing three months or the trailing 12 months that contains at least five sales, and the window and sale count are printed beside each median. Months of supply divide homes for sale by the trailing 12-month average of monthly sales. Nothing is estimated or modeled.
