What do relocating buyers get wrong about St. Lucie County?
They price it like the rest of South Florida. St. Lucie is a house market first: 2,144 houses are for sale today against 610 condos and townhouses. The median house sold for $400,000 in September 2026 across 431 sales, and the median condo or townhouse for $312,000 across 103.
Most of that supply is in Port St. Lucie (1,648 houses listed), much of it newer construction in large planned communities, where HOA and community-development-district charges belong in the monthly budget next to the mortgage. The city cards below show both property types and open a filtered search.
The PBP Data Desk™ publishes these figures every day from our own BeachesMLS connection. Gia Freer, Broker of Record of PBP Real Estate, reviews what appears here; Gia and Grant Freer have closed 764 transactions since 2000 (Flexmls), and PBP holds a 5.0 Google rating from 85 reviews.
How is St. Lucie County laid out?
Fort Pierce, the county seat, sits on the Indian River Lagoon with an inlet to the ocean; Port St. Lucie, the county's largest city, spreads south and west along the North Fork of the St. Lucie River and out to Tradition along I-95; Hutchinson Island is the barrier island across the lagoon. I-95 and Florida's Turnpike run north-south through both cities, and Palm Beach International and Orlando International are the nearest large airports.
What is day-to-day life like in St. Lucie County?
Most of the county's growth is happening in western Port St. Lucie. Tradition and the neighborhoods around it along I-95 are where much of the new construction is, with builder communities and retail opening in phases. Buying new here means reading the builder contract, the community development district (CDD) assessments that appear on the tax bill in many of these neighborhoods, and the HOA documents before you sign.
Fort Pierce is the older, waterfront half of the county. Its downtown sits on the Indian River Lagoon beside the city marina and the Fort Pierce Inlet, and the Smithsonian Marine Station and the National Navy UDT-SEAL Museum are both here. Across the lagoon, the St. Lucie County part of Hutchinson Island is mostly oceanfront condominiums and beach parks, with the insurance and milestone-inspection questions that come with them.
Plan the practical distances. Treasure Coast International Airport in Fort Pierce handles general aviation; airline travel means Palm Beach International to the south or Orlando International to the northwest, each roughly an hour or more by car. Spring brings the New York Mets to Clover Park in Port St. Lucie for spring training. Older Port St. Lucie neighborhoods often rely on septic systems and some on wells, so confirm utilities for any address you consider.

Houses and condos in separate columns, sale price against the ORIGINAL asking price first and the final asking price second. Closed sales Jan 1 - Sep 30, 2026; active listings as of October 12, 2026.

Expect your bill to be computed on your purchase price, and add any community development district assessment shown on the tax bill. What should you check on a Hutchinson Island or Fort Pierce condo?
Oceanfront and lagoon-front condominium buildings carry the structural rules Florida adopted after 2021. Buildings of three habitable stories or more need a milestone inspection by December 31 of their 30th year and every 10 years after (Fla. Stat. sec. 553.899), plus a structural integrity reserve study at least every 10 years (Fla. Stat. sec. 718.112). Ask for both, the budget, board minutes, any special assessment and the master policy before your inspection period closes.
How much St. Lucie County inventory is in a flood zone?
3.6% of St. Lucie County houses for sale and 22.0% of condos and townhouses fall in a FEMA Special Flood Hazard Area by listing location. Inland Port St. Lucie and the barrier island are very different on this; check each address on the FEMA map and get a wind-mitigation inspection on older houses.
Confirm the exact address on the FEMA flood map. City-by-city figures are in our flood zone report.
