1. Who we are and what these terms cover

This website, www.pbprealestate.com, is operated by PBP Real Estate, LLC ("PBP," "we," "us"), a licensed Florida real estate brokerage, license CQ1064615, with its office in Boca Raton, Florida. Gia Freer is the broker of record. You can reach us at 561-395-8418 or info@pbpre.com.

These Terms of Use govern your use of this website, including our property search, our forms and our communications with you. By using the site you accept them. If you do not accept them, please do not use the site. Our Privacy Policy explains how we handle personal information and forms part of these terms.

2. Property information from the MLS

Listing information on this site is provided under license by BeachesMLS, Inc. and its participating brokers. It is made available exclusively for consumers' personal, non-commercial use, and may not be used for any purpose other than to identify prospective properties a consumer may be interested in purchasing or renting.

Listing data is deemed reliable but is not guaranteed accurate by the MLS or by PBP. Properties may be sold, withdrawn, or have their price changed without notice, and information supplied by third parties — including square footage, lot size, year built, taxes, association fees, room counts and school assignment — has not been independently verified by us. Verify anything you intend to rely on before you act on it.

You may not copy, scrape, harvest, redistribute, frame or republish listing content from this site, or use any automated means to access it, whether or not for commercial purposes.

3. Information on this site is not advice, and not an appraisal

Market information, area pages, guides and reports on this site are published for general information. They are not legal, tax, accounting, financial, insurance or engineering advice, and they do not create a brokerage relationship between you and PBP. A brokerage relationship arises only when it is agreed in writing.

Where we discuss what a property might sell for, that is a real estate broker's opinion of value based on market data available at the time. It is not an appraisal, it is not prepared by a licensed appraiser, and it may not be used in place of one for lending, tax, probate, litigation or any other purpose that requires an appraisal. This site does not publish an automated estimate of any property's value.

4. Contacting us, and consent to be contacted

When you submit a form, request information, or otherwise give us your contact details, you are asking us to respond, and you consent to us contacting you at the email address and phone number you provide.

If you provide a mobile number and tick the consent box, you consent to receive text messages from PBP Real Estate, LLC about the property information you requested, appointments, and market updates. Consent to receive texts is never a condition of buying, selling, or renting any property, or of receiving any service from us. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, after which you will receive one final confirmation message; reply HELP for help, or contact us at 561-395-8418. Delivery depends on your mobile carrier and is not guaranteed, and carriers are not liable for delayed or undelivered messages. Our messaging is not for emergencies.

You may opt out of email at any time using the unsubscribe link in any message, or by contacting us directly. Mobile information and text-messaging consent are never shared with or sold to third parties for marketing purposes, as set out in our Privacy Policy.

Please do not send confidential, financial or sensitive personal information through website forms or unencrypted email.

5. Our content

Except for MLS listing content and other third-party material, everything on this site — text, photography, video, graphics, guides and page design — is owned by PBP Real Estate, LLC and protected by copyright and trademark law. You may view it, and print or share individual pages for your own non-commercial use. You may not otherwise reproduce, republish or use it commercially without our written permission.

Citing our market figures. Journalists, researchers and other websites may quote the aggregate market statistics we publish (for example price-cut shares, days on market, condominium fee medians and county report figures) provided each use credits “PBP Real Estate” and links to the page the figure came from. This permission covers quotation of published aggregates only. It does not extend to listing content, to bulk copying or redistribution of our data pages or downloads, to resale or repackaging of the data, or to use in any automated valuation product. Figures are as of the date shown on the page; do not present them as current after that date.

6. Copyright complaints

We respond to notices of claimed copyright infringement under the Digital Millennium Copyright Act. Our designated agent and the full notice and counter-notice procedure are set out on our DMCA page.

7. Links to other websites

This site links to websites we do not control, including partner, MLS and government sites. We provide those links for convenience. We do not endorse and are not responsible for their content, their accuracy, or how they handle your information; their own terms and privacy policies apply once you leave our site.

8. Fair housing and accessibility

PBP Real Estate, LLC supports the Fair Housing Act and the Equal Opportunity Act. We do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, or any other class protected by federal, Florida or local law.

9. Availability and accuracy

Nothing in these terms limits any liability that cannot be limited under applicable law, and nothing in them limits the duties a Florida real estate licensee owes under Chapter 475, Florida Statutes.

11. Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict of law rules. Any dispute arising out of them or out of your use of this site will be brought in the state or federal courts located in Palm Beach County, Florida.

12. Changes

We may update these terms from time to time. The current version is always posted on this page, with the date it was last updated at the top. Continuing to use the site after a change means you accept the updated terms.
