How to read months of inventory
The figure is a pace, not a forecast: it says how long the current supply would last at last month's rate of sales if nothing new came to market. A city can favor sellers for houses and buyers for condos at the same time, which is why the two are never blended here. Houses and condos are separated by the tax legal description, so a townhouse or villa counts as a condo/TH. The read is conventional and describes the city, not a single home; price, condition and location move an individual sale inside it.

- Months of inventory = homes for sale on the as-of date divided by homes closed in the last full month, per property type. Published only where five or more homes of that type closed; small-market pages (‡) use the trailing 12-month pace and say so on their page.
- Property type follows the tax legal description; townhouses and villas are reported with condos. Every figure here matches the figure on the linked city or county page, which carries its full table, history and CSV.

Questions about months of inventory
What does months of inventory mean?
Months of inventory divides the homes listed for sale today by the number that closed in the last full month (August 2026 on this edition). It answers: at last month's pace, how long would it take to sell everything on the market if nothing new were listed. Under 4 months is conventionally read as favoring sellers, 4 to 6 as balanced and over 6 as favoring buyers. It describes a city and property type, not any one home.
Why are houses and condos shown separately?
Because they are different markets moving at different speeds. On this edition condos and townhouses carry more months of inventory than houses in most cities. A blended figure would hide that and mislead a seller of either type. Property type follows the tax legal description; townhouses and villas are counted with condos.
Why does a city show not reported?
PBP Real Estate publishes months of inventory only when at least five homes of that type closed in the month. With fewer sales the ratio swings on one closing. Small towns marked with a double dagger use the trailing 12-month sales pace instead, and say so on their own page.
How often is this page updated?
Every morning with the rest of the city statistics editions. The for-sale counts are the as-of date shown; sold counts are the latest complete month. Each edition is frozen and downloadable as CSV so a figure quoted today can be checked later.
