What these statistics mean if you are selling in Boca Raton

The numbers that decide a Boca Raton sale are the ones in the asking-price sections: 40.5% of houses for sale have already cut, and the houses that never needed to cut closed 11.5 points closer to their original asking price than the houses that cut twice. The buyer's agent reading your listing sees the cumulative days, the earlier asking prices and the county comparison above. The useful question before listing is not what the highest number is that the market might accept, but what asking price puts your home in the no-cut cohort. Selling a house in Boca Raton and what to do if your Boca Raton listing expired take that question further; the pricing review below is the direct route.

Method, source, corrections and download

  • Source data: BeachesMLS listings permitted for internet display, delivered through Cotality Trestle (PBP connection 23039). Listings whose sellers declined internet display are absent and their number is unknown, so no figure is a census.
  • Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined into one figure.
  • Medians are reported only where the source page's own sample floor is met (5 sales for hub medians, 30 listings for shares on the research indexes); figures under the floor are omitted, never estimated. Derived changes (year-over-year, share changes) are computed from the two published figures and marked as such in the download.
  • Each statistic carries its own data date. Monthly medians use the latest complete month (August 2026); inventory, contract and asking-price figures are the September 13, 2026 snapshot; the Relisting Index and Condo Cost and Liquidity Index are their September 10, 2026 editions; the Seller Pricing Study covers closings between January 1 and August 31, 2026.
  • This is the 2026-09-13 edition and it is frozen. A new edition is published each month; earlier editions remain downloadable. Published-figure errors are logged at the corrections log.
  • Download: 2026-09-13.csv (CSV, this edition, one row per statistic with source URL) or the latest edition. Listing-level records are MLS data and are not redistributed.

Questions about Boca Raton real estate statistics

What is the median home price in Boca Raton?

In August 2026 the median Boca Raton house sold for $965,000 and the median condo or townhouse for $382,250, from 174 and 164 closed sales in BeachesMLS. Year to date (Jan 1 - Aug 31, 2026) the medians are $1,032,500 and $360,000. Houses and condos are reported separately and never averaged together.

How many homes are for sale in Boca Raton?

On September 13, 2026, 519 houses and 1,058 condos and townhouses were listed for sale in Boca Raton, with 235 houses and 282 condos and townhouses under contract. That is 3.0 months of house inventory and 6.5 months for condos and townhouses at last month's sales pace.

How long does it take to sell a home in Boca Raton?

Houses that closed in August 2026 had a median 24 days on the market; condos and townhouses 38 days. Homes still for sale on September 13, 2026 had been listed a median 56 days (houses) and 70 days (condos and townhouses); the sold figure is shorter because homes that sell quickly leave the for-sale pool.

How many Boca Raton sellers have cut their asking price?

On September 13, 2026, 40.5% of Boca Raton houses for sale and 42.2% of condos and townhouses carried an asking price below their original asking price (the Seller Blink Rate). The median recorded cut was 6.0% for houses and 6.9% for condos and townhouses. The MLS record does not carry every price change, so these counts are floors.

What does overpricing cost a Boca Raton seller?

Among Boca Raton houses that closed between January 1 and August 31, 2026, sales with no recorded cut closed at a median 96.9% of original asking price after 12 days; one recorded cut, 90.0% after 69.5 days; two or more cuts, 85.5% after 138.5 days. The gap between the no-cut and multi-cut cohorts is 11.5 points of original asking price and 126.5 days of market time. This is an association in closed-sale data, not a causal estimate for any one home.

Can I cite these statistics?

Yes. This is the 2026-09-13 edition and it is frozen: the figures on this page and in its downloadable table do not change. Cite as "PBP Real Estate analysis of BeachesMLS listing data" with a link to this page or to the source page named beside each figure. A new edition is published each month; earlier editions stay downloadable.

Where do the figures come from?

Every figure is computed by PBP Real Estate from BeachesMLS listings permitted for internet display, delivered through Cotality Trestle (connection 23039), and was first published on the PBP page named beside it. Nothing is copied from a portal or a third-party roundup, no figure is modeled or estimated, and houses are never blended with condos and townhouses. Property type follows the tax legal description.
