What the index measures

The Condo Cost and Liquidity Index puts the cost of owning a Boca Raton condo and the ease of selling one on the same page, from the same source, every month. Cost is the association fee sellers disclose on the listing and how that fee has moved inside the same buildings. Liquidity is how long units take to sell, how many cut the asking price, how much supply the market carries, and how often a listing has to mention an assessment. Building age is included because Florida's milestone-inspection and structural-reserve rules apply to condominium buildings of three or more stories at thirty years of age, and most of Boca Raton's condo stock has passed that mark; the index reports age only and does not check story count. Insurance premiums, reserve balances and assessment amounts are not in the MLS feed; the index does not estimate them.

The fee sellers disclose at closing has risen every year since 2021, while the number of closings has fallen from 4,032 to 2,176 last year. The annual fee as a share of the original asking price moved from 1.92% to 2.30%, so fees have outrun prices. The same-building comparison controls for the mix of what sold: across 150 Boca Raton buildings with at least three closings in both 2021 and 2026, the median fee is 60.7% higher and 95% of buildings are up at least 10%.

Buildings completed before 1996 account for 1,426 of the 1,606 Boca Raton condo and townhouse sales this year and sold at a median $330,000, with a median fee of $715 a month. Units in buildings completed in 1996 or later sold at a median $965,000 and carry a median fee of $1,254: the newer stock is the higher-priced, higher-fee stock, so a fee comparison across the whole city understates what owners in older buildings are paying relative to the value of the unit. Both groups closed at about 92% of the original asking price.

Supply and pace of sales

1,053 condos and townhouses were for sale in Boca Raton on September 10, 2026; 2,275 closed in the trailing twelve months, 190 a month, which puts supply at 5.6 months. Trailing-year closings are +9.4% against the twelve months before, so sales picked up over the year; the months-of-supply figure reflects the size of the stock still for sale. 285 more units were pending or under contract, 27% of the for-sale count.

What this means if you are selling a Boca Raton condo

A buyer's agent now reads three numbers before the photos: the monthly fee, the year built and the days on market. The fee and the building's age are fixed; the days on market and the asking price are the seller's to manage. 41% of the units for sale have already cut, and the median unit that closed this year sold at 92.1% of its original ask after 58 days. The seller who prices against the buildings that actually closed, discloses the fee and any assessment in the first line of the remarks, and has the association's budget and milestone paperwork ready at listing shortens the time on market that the rest of the index shows lengthening.   • Coverage: BeachesMLS listings permitted for internet display, condos and townhouses/villas decided by the tax legal description; the fee is the association fee the seller disclosed on the listing, normalized to monthly, not an association ledger. Insurance premiums, reserve balances and special-assessment amounts are not in the MLS feed and are not reported.
  • Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses are never included.
  • A listing counts as cut when its current asking price is below its original asking price; relistings under a new MLS number restart the original price and are not counted as cuts, so the cut share is a floor.
  • Months of supply = condos and townhouses for sale on the snapshot date divided by the monthly average of closings in the trailing twelve months.
  • Assessment mentions are a text match on public remarks and undercount buildings with assessments that the remarks do not mention.
