Of the homes that came to market in August 2026, 13.9% of houses and 11.0% of condos and townhouses were returning to the market rather than arriving for the first time. What the Relisting Index measures

The index counts listings whose recorded cumulative days on market exceed the days on market of the current listing. That gap only exists when the MLS has linked the property to an earlier listing that ended without a sale. A portal or email alert calls the home new; the field a buyer's agent reads says otherwise. Relists entered under an unlinked new MLS number leave no gap and are not counted, so every share on this page is a floor.

What a relisted Boca Raton home carries with it

The typical relisted Boca Raton house for sale had already spent 138.5 days on the market before its current listing began, and now carries 210 cumulative days in total; the typical house on its first listing carries 62. For condos and townhouses the figures are 180 prior days, 286 cumulative days relisted and 65 on a first listing. 38.2% of the relisted houses have also cut the asking price of the current listing, against 42.8% of first-listing houses; the relisting itself often replaced a cut, because a new listing carries a new original asking price.

What this means if you are selling

A relisting resets the label, not the record. The buyer's agent pulling your home up sees the cumulative days, the earlier asking prices and the gap between them, and prices the offer accordingly. Boca Raton houses that had to cut their asking price this year closed materially further below the original ask than houses that never cut (see the cost of overpricing a Boca Raton home); a relisting hides the cut from the portal but not from the MLS. The useful question before a second attempt is not what to relist at but why the first weeks did not produce an acceptable offer: price, presentation, access or condition.   • Definition: A listing counts as relisted when its recorded cumulative days on market exceed the days on market of the current listing, the MLS signature of an earlier linked listing of the same property. Relists entered under an unlinked new MLS number are not detected, so every share is a floor.
  • Coverage: Universe: residential listings entered in BeachesMLS. Records entered in the MIAMI MLS and shared into the feed (ListingId prefix A) do not carry linked cumulative history, so they are excluded; Miami-Dade County is therefore not measured and Broward figures cover BeachesMLS-entered listings only. Listings whose sellers declined internet display are absent and their number is unknown, so this is not a census.
  • Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined.
  • "Came to market in August 2026" uses the MLS on-market date of listings present in the snapshot; homes that both listed and closed inside the month are not in the snapshot and are not counted.

Why is Miami-Dade County not in the index?

Listings entered in the MIAMI MLS and shared into the BeachesMLS feed do not carry linked cumulative history in the field the index uses, so they cannot be measured. They are excluded from every figure on this page. Miami-Dade County has too few BeachesMLS-entered listings to report, and Broward County figures cover BeachesMLS-entered listings only.
