Where the numbers come from

Every figure PBP publishes is computed from the brokerage\u2019s own BeachesMLS data feed: listings permitted for internet display across Palm Beach, Broward, Miami-Dade, Martin and St. Lucie counties, refreshed daily, with closed sales drawn from a rolling archive so the window always ends on the last full month. Fees are converted to a monthly equivalent and association layers are summed. Assessment, inspection and reserve flags are keyword classifications of what listing agents wrote in the public record, never a reading of an association\u2019s private books. Medians need five or more records, percentages ten or more; smaller groups are shown as counts. No estimate, model or third-party figure is applied, and each page states its statistical date, sample and exclusions.
