Seller Blink Rate™ and recorded days on market

Compare current asking prices and recorded days without mistaking them for a complete property history.

Seller Blink Rate™ is the share of active listings with a recorded asking price below the original list price. The denominator is all active listings in the segment. The complement may include unchanged prices, increases and missing-price records; it does not establish a price history. The two recorded days fields are described below. Source and refresh

Segments: houses and condominiums, never blended

Segments follow recorded tax legal description and MLS subtype. A legal description recording a condominium takes priority, including townhouse, villa or single-family forms. Condominium and Stock Cooperative subtypes remain condominiums when the legal is silent or describes a parent parcel, including new-build units. Remaining Townhouse and Villa listings are grouped in the HOA Fee Index; houses are remaining SingleFamilyResidence listings. These are analytical field classifications, not an independent determination of legal regime. See the HOA Fee Index for the combined non-condominium townhouse and villa segment.

Definition. Among active listings in a city and segment, the share whose current asking price (ListPrice) is below the original list price (OriginalListPrice). A listing counts once, regardless of how many reductions it has had. Listings priced above their original list price are counted separately as raised and never netted against cuts.

Companion figures. Median reduction among active listings recorded below original, with at least 10 reduced records required to interpret a median. Under-contract prices compare recorded asking with original, not agreed contract prices; percentages require 10 under-contract listings and a reduction median requires 10 reduced listings. Not-below-original groups use CDOM ≤60 or missing, 61–90, and >90; missing CDOM is included in the first group by this snapshot calculation. No group proves an unchanged price history.

By current asking-price band (ListPrice). Houses: under $500K, $500K to $1M, $1M to $2M, $2M to $5M, $5M and up. Condominiums: under $250K, $250K to $500K, $500K to $1M, $1M and up. Lower endpoints are inclusive, upper endpoints exclusive. Bands with 10–29 listings are qualified and not headlined; fewer than 10 are not interpreted. Leaders require 30 records, with a small-sample caveat for 30–39; equal displayed shares are ties at reported precision.

Buyer Hesitation Time™: recorded cumulative days

Buyer Hesitation Time™ is the median recorded cumulative days among listings with that field. The name does not establish buyer hesitation, motivation or a complete property history. Missing CumulativeDaysOnMarket values are excluded, not treated as zero.

Definition. DaysOnMarket and CumulativeDaysOnMarket are reported as recorded in the MLS snapshot. Each median uses non-missing values in that field. Cumulative-days distributions and over-90-day shares use recorded CumulativeDaysOnMarket values. These fields do not independently reconstruct property histories, verify relisting events or establish how portals display days on market. The share with CDOM greater than DOM counts records where both fields exist and CDOM is larger, divided by all active listings. Equality or inequality does not verify property histories. The existing anchor is retained for previously shared links.

The peer-tier read

Each city is compared with its peer group: the South Florida cities whose median asking price falls in the same fixed tier, houses and condominiums separately. Tiers for houses: median asking under $600K, $600K to $1M, $1M to $2M, $2M and up. Tiers for condominiums: under $200K, $200K to $350K, $350K to $600K, $600K and up. The peer figure is the median of the city-level figures in the tier, one vote per city. A tier needs at least four cities to be used; otherwise the county is the baseline and the label says so.

How the read works: the peer baseline is the median of published city shares in the same current median-asking-price tier, houses and condominiums separately. The lower-share label requires a below-original share at least 3 points under baseline and at least 65% of under-contract listings (minimum 10) not recorded as below original. That complement may include unchanged, raised or missing-price records; it is not a history measure. The higher-share label requires 3 or more points above baseline; other results are between the rule's thresholds. With fewer than four peer cities, the county is the baseline and can include the city. Samples of 30–39 active listings require caution. Snapshot comparison only, not speed, causality or a forecast.

Sample floors and small samples

A segment is reported as percentages only when it has 30 or more active listings; below that it appears as a count. A segment with 30 to 39 active listings is reported and labeled a small sample, with the note that one listing moves the share by between about 2.5 and 3.3 points, so the percentages read as a direction, not a decimal. Cities enter the index when at least one segment clears the floor and leave it if both fall below.

What this is not

Not an opinion of value about any property, not an estimate, not a forecast, and not a statement about any specific listing or brokerage. Aggregate counts and medians only. Listing-level price histories are not published. Where the site reads "sold" or "closed" it refers to closed sales recorded in the MLS; nothing is inferred from pending contracts.

Why do you compare a city with a price tier instead of its county?

A county is a weak yardstick for a city whose median asking price is far from the county median. Each city is compared with the South Florida cities whose median asking price falls in the same fixed tier; the peer figure is the median of those cities, one vote per city, so no single large city dominates a tier.

Is this a property-specific opinion of value or forecast?

No. These are counts, medians, percentages, distributions and disclosed comparisons of recorded MLS fields in the dated snapshot. They are not a property-specific estimate or prediction.

Can I cite the figures?

Yes, with attribution to PBP Real Estate analysis of BeachesMLS listing data. Use the matching current or versioned monthly edition and its statistical date. Corrections can produce explicitly corrected reissues with a separate correction date; do not attach current figures to a historical citation.
