What these statistics mean if you are selling in Palm Beach

In a market of 386 sales a year, one asking price that misses the market is visible to every buyer's agent working Palm Beach. Houses still for sale have been listed a median 167 days against 113 days for the houses that sold (August 2026). Condos and townhouses still for sale have been listed a median 125 days against 98 days for the condos and townhouses that sold (August 2026). The useful question before listing is not what the highest number is that the market might accept, but what first asking price sells inside the sold-homes clock rather than the for-sale clock. That is the question a comparative market analysis from PBP Real Estate answers, house by house, from the same closed-sale record used here.

Method, source, corrections and download

  • Source data: BeachesMLS listings permitted for internet display, delivered through Cotality Trestle (PBP connection 23039), for listings whose MLS city field is Palm Beach. Listings whose sellers declined internet display are absent and their number is unknown, so no figure is a census; newly listed counts are floors for the same reason.
  • Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined into one figure. The property-mix shares are shares of a count, not blended prices.
  • Small-market rule: counts (sales, listings, homes under contract, newly listed) are always reported for the month. Medians are reported over the shortest of the latest complete month, the trailing three months or the trailing 12 months that contains at least five sales, and the window and sale count are printed beside each median. Months of supply divide homes for sale by the trailing 12-month average of monthly sales. Nothing is estimated or modeled.
  • Each statistic carries its own data date. Inventory, contract and asking-price figures are the September 15, 2026 snapshot; the latest complete month is August 2026; Palm Beach County context comes from the county market report dated September 15, 2026.
  • This is the 2026-09-15 edition and it is frozen. A new edition is published each month; earlier editions remain downloadable. Published-figure errors are logged at the corrections log.
  • Download: 2026-09-15.csv (CSV, this edition, one row per statistic) or the latest edition. Listing-level records are MLS data and are not redistributed.

Questions about Palm Beach real estate statistics

What is the median home price in Palm Beach?

The median Palm Beach house sold for $11,278,000 in August 2026 (10 sales); the median Palm Beach condo or townhouse sold for $920,000 in August 2026 (15 sales). Medians use the shortest window with at least five sales (the month, then the trailing three months, then the trailing 12 months) and every median on this page names its window and sale count. Houses and condos are reported separately and never averaged together.

How many homes are for sale in Palm Beach?

On September 15, 2026, Palm Beach had 59 houses for sale and 14 under contract and 137 condos and townhouses for sale and 22 under contract. At the trailing 12-month pace of 101 house sales, that is 7.0 months of house supply. At the trailing 12-month pace of 285 condo and townhouse sales, that is 5.8 months of condo and townhouse supply.

Why do some Palm Beach figures use a trailing window instead of last month?

Palm Beach is a small market: 10 houses closed in August 2026; 15 condos and townhouses closed in August 2026. A median of fewer than five sales is not published on any PBP page. Counts (sales, listings, homes under contract) are always shown for the month, because a count is exact at any size; medians widen to the trailing three or 12 months until five sales are in the window, and the window is named beside the figure.

Can I cite these statistics?

Yes. This is the 2026-09-15 edition and it is frozen: the figures on this page and in its downloadable table do not change. Cite as "PBP Real Estate analysis of BeachesMLS listing data" with a link to this page. A new edition is published each month; earlier editions stay downloadable.

Where do the figures come from?

Every figure is computed by PBP Real Estate from BeachesMLS listings permitted for internet display, delivered through Cotality Trestle (connection 23039), for the Palm Beach city field, and bucketed into houses or condos and townhouses by the tax legal description. Nothing is copied from a portal or a third-party roundup, no figure is modeled or estimated, and houses are never blended with condos and townhouses.
