What these statistics mean if you are selling in Broward County

43.1% of Broward County houses for sale have already cut their asking price, and the houses that sold in August 2026 did so at 98.0% of final asking after a median 35 days. Homes still for sale have been listed a median 49 days: the market is sorting listings into the ones priced to the closed-sale record and the ones waiting for it. The useful question before listing is not what the highest number is that the market might accept, but what first asking price sells inside the sold-homes clock rather than the for-sale clock. That is the question a comparative market analysis from PBP Real Estate answers, house by house, from the same closed-sale record used here.

Method, source, corrections and download

  • Source data: BeachesMLS listings permitted for internet display, delivered through Cotality Trestle (PBP connection 23039), for listings whose MLS county field is Broward County. Listings whose sellers declined internet display are absent and their number is unknown, so no figure is a census.
  • Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined into one figure.
  • Medians are published only where five or more sales closed; shares only where the source page's sample floor is met. Months of inventory divide homes for sale by the latest complete month's closed sales. Nothing is estimated or modeled.
  • Each statistic carries its own data date. Inventory, contract and asking-price figures are the September 15, 2026 snapshot; the latest complete month is August 2026; asking-price cuts are dated September 15, 2026, relistings September 10, 2026 and rents September 15, 2026.
  • This is the 2026-09-15 edition and it is frozen. A new edition is published each month; earlier editions remain downloadable. Published-figure errors are logged at the corrections log.
  • Download: 2026-09-15.csv (CSV, this edition, one row per statistic) or the latest edition. Listing-level records are MLS data and are not redistributed.

Questions about Broward County real estate statistics

Year to date (Jan 1 - Aug 31, 2026) the medians are $638,000 for houses and $260,000 for condos and townhouses. Houses and condos are reported separately and never averaged together.

How many homes are for sale in Broward County?

Which Broward County cities have their own statistics page?

26 as of September 15, 2026: Coconut Creek, Cooper City, Coral Springs, Dania Beach, Davie, Deerfield Beach, Fort Lauderdale, Hallandale Beach, Hillsboro Beach, Hollywood, Lauderdale Lakes, Lauderdale-by-the-Sea, Lauderhill, Lighthouse Point, Margate, Miramar, North Lauderdale, Oakland Park, Parkland, Pembroke Pines, Plantation, Pompano Beach, Sunrise, Tamarac, Weston and Wilton Manors. Each city page follows the same order as this one, houses and condos/townhouses separate, with a downloadable CSV; 4 of them are small-market pages whose medians name the window and sale count behind each figure.

Can I cite these statistics?

Yes. This is the 2026-09-15 edition and it is frozen: the figures on this page and in its downloadable table do not change. Cite as "PBP Real Estate analysis of BeachesMLS listing data" with a link to this page. A new edition is published each month; earlier editions stay downloadable.

Where do the figures come from?

Every figure is computed by PBP Real Estate from BeachesMLS listings permitted for internet display, delivered through Cotality Trestle (connection 23039), for listings whose MLS county field is Broward County, and bucketed into houses or condos and townhouses by the tax legal description. Nothing is copied from a portal or a third-party roundup, no figure is modeled or estimated, and houses are never blended with condos and townhouses.
