- Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined into one figure.
- Medians are published only where five or more sales closed; shares only where the source page's sample floor is met. Months of inventory divide homes for sale by the latest complete month's closed sales. Nothing is estimated or modeled.
- Each statistic carries its own data date. Inventory, contract and asking-price figures are the September 15, 2026 snapshot; the latest complete month is August 2026; asking-price cuts are dated September 15, 2026, relistings September 10, 2026 and rents September 15, 2026.
