Boynton Beach runs from the Atlantic to the edge of the Agricultural Reserve, and the price of a house here depends almost entirely on how far west it sits. East of Federal Highway you have older coastal blocks, the Intracoastal and a downtown that has been rebuilding around Town Square. West of Military Trail you have the large planned communities built from the 1980s onward, many of them age-restricted, where the fee structure and the age restriction shape the buyer pool as much as the house does.
That western half is why Boynton Beach has one of the deepest condominium and villa markets in the county, and why its two halves behave so differently.
