Loxahatchee Real Estate

Loxahatchee is not a city. It is a postal area covering a large stretch of the western communities, including much of The Acreage and land around Loxahatchee Groves, where lots are measured in acres rather than feet. Zoning here permits horses and agricultural use on many parcels, and a substantial share of properties are on well and septic rather than municipal utilities.

That makes it a genuinely different product from anywhere east of the Turnpike. Buyers come for land, barns, workshops and space for equipment, and they pay for those things specifically.

What is selling

Houses sold at a median of $722,000 in July 2026 against $720,000 across the year to date, which is close agreement between the two windows. Time to sell was a median of 36 days and sellers settled at 97% of the last asking price. There were 122 houses for sale against 18 sales, close to seven months of supply, with 44 more under contract.

There is effectively no condominium market here: one unit was for sale at the end of July and seven have sold across the year, so we publish counts rather than a median.

Figures come from the BeachesMLS feed for July 2026 and for January 1 through July 31, 2026. The county picture is in our Palm Beach County market report.

Schools

The area is served by Palm Beach County School District, and assignments vary across it: about 54% of homes sold are assigned to Seminole Ridge High School and 46% to Wellington High School, with Wellington Landings, Osceola Creek and Western Pines all appearing at middle school level. Because assignment varies street by street here more than in a compact city, confirm it with the district for any specific address.

Getting around

Southern Boulevard and Okeechobee Boulevard are the main routes east toward the Turnpike and Interstate 95, and the drive to Palm Beach International Airport is roughly 30 to 40 minutes depending on where in the area you start. The ER at Westlake is close, and Wellington's medical and equestrian facilities are a short drive south.

Working with us in Loxahatchee

Pricing acreage is not pricing a house. Usable versus wet land, road frontage, fencing, barn condition, well and septic age and whether the parcel can be split all change the number, and none of them appear in an automated estimate. That is one reason we do not publish one.

Loxahatchee, together with Loxahatchee Groves, is the rural western edge of Palm Beach County - acreage rather than subdivisions, which is why the housing reads differently from anywhere else we cover. The stock is overwhelmingly single-family, with a smaller number of villas and townhouses in the newer pockets, and the build range runs from the late 1980s through to new construction completed this year. The typical home is four bedrooms and two bathrooms in around 2,300 square feet with a two-car garage, mostly single story, and ranch is the common plan.

Lot size is the reason people come here, and it is also why any per-square-foot comparison with a coastal city is misleading: land, not the house, carries much of the value. A hospital is under two miles from the center of the area. Homeowners association fees, where they exist at all, are modest.

Condos and townhomes in Loxahatchee recorded no closed sales in July 2026. In a market this thin a single sale moves any average, so we publish the count and the year-to-date figure rather than a monthly median that would mislead. Ask us for the individual comparable sales instead.
