Lauderdale Lakes Real Estate
Lauderdale Lakes is a central Broward County city of roughly 36,000 people, incorporated in 1961 and bordered by Lauderhill, North Lauderdale, Oakland Park and Fort Lauderdale. It is compact, almost entirely built out, and its housing stock is dominated by condominium and villa complexes put up between the mid 1960s and the early 1980s, several of them age restricted.
That mix produces two markets moving in opposite directions, which is why a single city median is useless here. We report them separately.
What is selling
Condominiums and villas are the volume. Fifty-six have sold year to date at a median of $104,000, in a median of 92 days and at 96% of the last asking price. Only four closed in July 2026, too few to publish a monthly median from. The supply side is the number that matters: 150 units were on the market at the end of July against 19 under contract, with the typical active listing already 120 days old. Sellers in these buildings are competing on condition, assessments and reserve health, not on asking price alone.
Houses are the opposite story. Six sold in July at a median of $447,250 and 97% of asking, and 26 have sold year to date at a median of $420,500. There were 13 on the market at the end of July with 10 already under contract — roughly two months of supply. A well-priced house here does not sit.
