The result is a market dominated by oceanfront and Intracoastal condominium buildings, with a small number of single-family houses, several of them on the Intracoastal with dockage. Our own office handles listings on this stretch regularly, and it behaves differently from the mainland a quarter mile west.

Getting around
A1A runs the length of the town, with Linton Boulevard and Spanish River Boulevard the nearest crossings to Interstate 95. Boca Raton Regional Hospital and Delray Medical Center are both close, Boca Raton's Brightline station is about 15 minutes south, and Palm Beach International Airport is roughly 40 minutes north.
This is a condominium market with a handful of houses
Almost everything that trades in Highland Beach is a condominium, and the small single-family count above is not a market so much as a short list of individual properties. That matters for anyone reading a town-wide figure: with only a few houses closing in a year, a house median here describes those specific sales and nothing more, which is why we publish the condominium figures separately and treat the single-family line as a count rather than a trend.
For a condominium owner, the town is the wrong unit of analysis and the building is the right one. Two buildings a block apart can differ on reserves, assessment history, rental rules, milestone inspection status and pet policy, and each of those changes the buyer pool.
