Hollywood was platted in the 1920s by Joseph Young as a planned city between Fort Lauderdale and Miami, and the bones of that plan are still visible: the circles, the wide boulevards, and a downtown grid that predates the postwar sprawl around it. The Broadwalk, a two and a half mile pedestrian promenade along the beach, is the city's signature and one of the few of its kind in South Florida.
The market splits sharply east to west. Hollywood Lakes and the beach blocks trade on water and walkability, the central neighborhoods on 1950s housing stock and lot size, and the western communities toward the Turnpike on newer construction and association amenities.
What houses and condominiums are doing right now
In August 2026, single-family homes in Hollywood closed at a median of $570,000, at a median 42 days on market and 97% of the last asking price, across 99 closings. Across the year so far, 745 closed at a median of $550,000, against 677 at $555,000 in the same period last year. There are 438 on the market now at a median asking price of $649,000, and about 4.4 months of supply, which still favors sellers.
In August 2026, condominiums and townhouses in Hollywood closed at a median of $289,900, at a median 71 days on market and 96% of the last asking price, across 79 closings. Across the year so far, 650 closed at a median of $310,000, against 605 at $310,000 in the same period last year. There are 1,037 on the market now at a median asking price of $394,000, and about 13.1 months of supply, which puts the leverage firmly with buyers.
Houses and condominiums are reported separately here on purpose. Averaging the two produces a number that describes neither, and in this market the two halves frequently move in different directions.

Getting around
Interstate 95, US 1 and Florida's Turnpike all run through the city, and the Hollywood Tri-Rail station connects north and south. Fort Lauderdale-Hollywood International Airport sits on the northern boundary, which is a convenience for some blocks and a flight-path consideration for others. Port Everglades is minutes away, and Aventura and North Miami Beach are immediately south.
Working with us in Hollywood
Because the airport, the beach and the Turnpike all pull on different parts of this city, a citywide median tells an owner very little. What matters is your block, and whether your buyer is looking for water, walkability or square footage.

Hollywood single-family, month and year to date
The single-family median moved from $575,000 in August 2025 to $570,000 in August 2026, and median days on market went from 52 to 42. Condominiums and townhouses are a separate market here: 79 closed in August 2026 at a median of $289,900, and they are reported separately on this page.
Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.
| Period | Closed | Median price | Days | Of asking |
|---|---|---|---|---|

Hollywood market snapshot — as of September 11, 2026
Figures below come from our own BeachesMLS broker data feed, not a third-party estimate. Single-family homes and condos/townhomes are reported separately because they behave differently — blending them produces a number that describes neither. Every figure shows the number of listings behind it. Active and under-contract counts are as of September 11, 2026; closed-sale prices cover August 2026, the latest full month.
