Short answer: Hollywood is a Broward County city of roughly 159,000 people, second largest in the county, stretching from the Atlantic beach west to the Turnpike. It was planned in the 1920s by Joseph Young and still shows it: circles, wide boulevards and a downtown grid that predates the postwar sprawl around it. The market splits sharply east to west, and averaging the two halves produces a number that describes neither. How Hollywood is laid out
Think of the city in four bands. The beach band, east of the Intracoastal, is condominium buildings and small older houses either side of the Broadwalk. Then the historic core: Hollywood Lakes and the streets around Young Circle, where 1920s and mid-century houses sit on the finger canals and the lakes. West of Federal Highway and I-95 you are into the central neighborhoods, largely 1950s and 1960s single-storey houses on generous lots, which is where most of the city's renovation activity happens. Furthest west, out toward the Turnpike and Sheridan Street, the communities are newer and mostly association-governed. A buyer who says "Hollywood" usually means one of those four, and they behave differently.
The neighborhoods people ask about
Hollywood Lakes is the address most people mean when they say old Hollywood: large lots, water on many streets, and the shortest walk to both the beach and downtown. Hollywood Hills sits west of the tracks around the golf course and holds some of the city's larger mid-century houses. Emerald Hills is the established golf-course community in the northwest. Central Golf, Highland Gardens and Hollywood Little Ranches cover the middle of the city with 1950s stock and the widest range of condition, from untouched to fully rebuilt. Rock Creek and Embassy Lakes, out west near Sheridan Street, are the association communities with newer construction. Each of these has its own comparable set; a sale two miles away is rarely evidence of anything.
The beach, downtown and the water
The Broadwalk runs the length of Hollywood Beach and is the reason the beach blocks trade the way they do. North Beach Park and the ocean end of Sheridan Street cover most day-to-day beach use. Downtown, Young Circle and ArtsPark anchor the restaurant and events side of the city. On the water, the distinction that matters for pricing is whether a canal has a clear run to the Intracoastal and what bridges lie between, because a dockable house and a waterfront house with a fixed low bridge in the way are not comparable properties however similar they look. Port Everglades and the airport are minutes north, which is convenient and also means aircraft noise varies noticeably by neighborhood - worth checking at the specific address at different times of day.
Getting around and everyday things
US-1 and I-95 run north to south through the city, Sheridan Street and Hollywood Boulevard are the main east-west routes, and the Florida Turnpike takes the western edge. Tri-Rail's Sheridan Street station connects north to West Palm Beach and south to Miami. Fort Lauderdale-Hollywood International is a short drive north; Miami International is roughly half an hour south without traffic. Memorial Regional Hospital sits on Hollywood Boulevard. Broward County Public Schools serves the whole city and boundaries move, so confirm the assignment for a specific address with the district rather than relying on a listing.
What owning property in Hollywood involves
Two numbers decide what owning here actually costs, and neither is on the listing. Property tax is set on your own purchase, not the seller's assessed value, so the tax line you see on a listing usually reflects a homestead exemption and an assessment cap that belong to the current owner and do not transfer with the house. Insurance is the other one: wind coverage, and flood coverage where the property calls for it, quoted on the specific roof, year built and elevation rather than a county average. Get both quoted on the actual address before you commit to a price. If the property is in an association, add the dues, ask what has been voted, and read the budget and reserve position rather than the marketing sheet.
