Then ask who owns and maintains the seawall and what condition it is in, because seawall work is one of the larger unbudgeted costs in a coastal purchase. A dock in the photographs is not the same as usable access for your boat.

The beach, the pier and the redevelopment

The city has spent years rebuilding its beachfront district around the Pompano Beach Fishing Pier, with restaurants, parking structures and public space replacing older low-rise commercial blocks. That work has changed demand for the blocks nearby, which is one of the reasons older comparable sales in the beach area date badly. The Hillsboro Lighthouse, at the inlet, has been on this beach since 1906. If you are buying east of the Intracoastal, look at what has actually sold in the last few months rather than what sold two years ago.

Condominium buildings and Florida's inspection rules

Much of the coastal inventory here is in mid-rise and high-rise buildings, some of them decades old, and Florida now requires milestone inspections and structural integrity reserve studies for many of them. Ask what reports the association holds, what they found, what has been voted, and what the reserve position looks like today. A special assessment already approved is part of the price of the unit whether or not the listing mentions it. Read the documents inside your inspection period and take the wording to a Florida real-estate attorney if it matters.

Getting around and everyday things

Atlantic Boulevard is the main artery east to the beach and west to the Turnpike; Federal Highway and I-95 run the length of the city north to south, and Dixie Highway carries the Brightline and freight corridor. Fort Lauderdale-Hollywood International Airport is a short run south on I-95. The city also has one of the more active municipal marina and boating economies in the county. Broward County Public Schools serves the whole city and boundaries move, so confirm the assignment for a specific address with the district rather than relying on a listing.

What owning property in Pompano Beach involves

Two numbers decide what owning here actually costs, and neither is on the listing. Property tax is set on your own purchase, not the seller's assessed value, so the tax line you see on a listing usually reflects a homestead exemption and an assessment cap that belong to the current owner and do not transfer with the house. Insurance is the other one: wind coverage, and flood coverage where the property calls for it, quoted on the specific roof, year built and elevation rather than a county average. Get both quoted on the actual address before you commit to a price. If the property is in an association, add the dues, ask what has been voted, and read the budget and reserve position rather than the marketing sheet.
