Expired and Cancelled Listings in South Florida
Short answer: An expired listing means the listing agreement ran out before the home sold; cancelled means it was ended early by agreement. Either way you are free to choose who lists it next — but the useful first step is a diagnosis of why the first attempt failed, not a faster relist at a slightly lower price.
Expired, cancelled, withdrawn: they are not the same
- Expired — the agreement reached its end date with no sale. You are free to list with anyone.
- Cancelled — seller and brokerage agreed to end it early. Read the cancellation wording before signing anything new.
- Withdrawn — the listing is off public view but the agreement is usually still in force. You are generally not free to relist elsewhere yet.

What does it mean when a listing expires?
The listing agreement between the seller and the brokerage reached its end date before the home sold. The agreement is over, the listing comes off the market, and the seller is free to choose who lists the property next. Expiration says nothing about the seller and nothing about the house; it means the strategy ran out of time.
What is the difference between an expired and a cancelled listing?
An expired listing ran to the end of its term. A cancelled listing was ended early by mutual agreement between the seller and the brokerage before the term ran out. Both leave the seller free to relist, and both usually reflect a pricing or exposure problem rather than a problem with the property.
Can I relist my home immediately after the listing expires?
Yes. Once the agreement has expired or been cancelled, the seller may list with any brokerage. Check the agreement for a protection period, which can entitle the previous brokerage to a commission if the home sells to a buyer that brokerage introduced during the listing.
Why do homes fail to sell in South Florida?
In almost every case the asking price sat above what buyers were paying for comparable homes, and the listing then accumulated days on market until buyers treated it as stale. Across the cities on this page, most homes that did sell closed below their original asking price, and homes that sat past ninety days took the deepest cuts.
Should I use the same agent again?
That depends on what changed. Ask for the data behind the original asking price, the showing and enquiry counts, and the specific plan that would be different on a second attempt. A second listing at the same price with the same marketing usually produces the same result.
