Ask your previous agent for three numbers: showings, second showings and offers. They tell you which kind of failure you had.

Why do small price reductions fail?
Because the history is public to every buyer’s agent. The MLS shows the original asking price, each reduction and the date of each, and the cumulative days on market across attempts. A listing that drops a little every few weeks reads as a seller who will keep dropping, so the buyers who are serious wait, and the ones who make offers make low ones.

How do I set the relist price?
- Start from closings, not from your old number. The last ninety days of closed sales of comparable homes in your city, same property type, adjusted for what a buyer would actually pay for the differences. Portal estimates and the neighbor’s asking price are not evidence.
- Look at what failed alongside you. The expired and canceled listings near you show where the ceiling is as clearly as the closings show where the floor is.
- Check the active competition at your new number. A buyer at that price is choosing between your home and four or five others this week. If yours is not the best of them, the number is still wrong.
- Relaunch, do not trickle. New photographs, new copy, the repairs done, and one price the evidence supports. A relaunch is received as a new listing; a reduction is received as the same one, cheaper.
Round numbers are not a strategy. Ten thousand off, five percent off, or “just under” the last price are decisions about your feelings, not about the market. The only question a buyer’s agent asks is what comparable homes have closed for; make that the only question you ask too.
