The condominium side is the mirror image at 62% cash, where the buyer prices repairs and assessments straight out of the offer rather than borrowing for them.

722 of 814 house sales with a reported condition were as-is, which is 89%. In most cities we measure, an as-is listing gives up several percent per square foot. In Hollywood it gives up nothing measurable: $383 against $381. What it costs is 27 extra days and 2.5 percentage points of negotiating room, because a buyer who is told nothing will be fixed negotiates from the inspection report instead of from the asking price.

So the honest advice here is not "renovate before listing." It is: get the inspection facts on the table early. We ask for your roof and water heater ages, any open or expired permits, and the four-point and wind mitigation reports on a 1961-vintage house before we set a price, because a financed buyer’s insurer will ask for exactly those and we would rather price them than discover them in week five.

What will my Hollywood house sell for?

The median single-family home closed at $550,000 over the last twelve months, at $378 per square foot. 81.1% of sales closed below their original asking price, with a median cut of 5.5%. Waterfront houses closed at $749,000 and $441 per square foot against $540,000 and $376 for the rest, on 64 of the 1,100 sales. Does selling as-is cost me money in Hollywood?

Almost nothing on price, and that is unusual. 722 of the 814 house sales where condition was reported were as-is, which makes it the norm rather than a concession. As-is closed at $383 per square foot against $381 standard, so effectively the same. What it costs is time and negotiating room: 48 days against 21, and a 5.0% cut from the original asking price against 2.5%.

Why is the condominium market so different here?

Supply. There are 966 condominiums on the market against 873 sales in a whole year, which is 13.3 months of supply, the deepest backlog we have measured in any city we serve. 276 of those listings have already sat more than 180 days. Houses run at 4.9 months. If you own a condominium in Hollywood you are competing with roughly a thousand alternatives, and the price has to acknowledge that on day one.

What does mispricing cost here?

On houses: 2.0% below original asking price if you go under contract within 30 days, 9.3% at 91 to 180 days, 10.4% past 180 days. On condominiums: 4.1%, then 11.0%, then 15.6%. 22% of condominium sales land in that last band, against 11% of houses. The first three weeks of a listing decide most of this.

Who is buying, and does it change how I price?

Yes, and the two property types are opposites. 53% of house buyers used a conventional mortgage and 17% used FHA, so 73% financed, which means your price has to survive an appraisal and the property has to satisfy a lender. 62% of condominium buyers paid cash, so those prices are set by buyers who deduct known repairs and assessments from the offer directly.

Is a waterfront condominium easier to sell?

It is worth more and it takes longer. Waterfront condominiums closed at a median $475,000 and $425 per square foot against $228,500 and $221 for the rest, but took 102 days to go under contract against 80. 321 of the 873 condominium sales here were waterfront, so this is a large part of the Hollywood market rather than a niche. Budget the extra time and do not read the slower pace as a pricing failure.

Is now a good time to list in Hollywood?

For a house, yes, with a real price: 4.9 months of supply, a median 50 days, and only 62 of 451 listings sitting past 180 days. For a condominium, only if your price reflects a 13.3-month market. The same city gives opposite advice depending on what you own.
