How do I sell a rental property with tenants in Broward County: questions

Can I sell a house with a tenant still living in it?

Yes. The lease usually transfers to the buyer, who becomes the landlord at closing. Notice for showings and any tenant rights are set by the lease and Florida law; your attorney confirms them.

Do tenanted properties sell for less in Broward County?

Tenanted houses where occupancy was disclosed closed at $550,000 against $665,000 for owner-occupied, at $353 and $350 per square foot. Part is property type and location, part is a buyer pool limited to investors. Whether waiting for a vacant sale nets more depends on the vacancy months and the make-ready cost.

Should I wait for the lease to end?

Only if the vacant-sale net, after the empty months and make-ready costs, beats the tenanted-sale net. We put both on paper; the lease and your attorney set what is possible.

Who buys tenanted condominiums?

Mostly investors, which is why 61.4% of tenanted condominium sales were cash. Association rental caps and approval rules decide whether owner-occupant buyers are also in the pool.

What about taxes on the sale of a rental?

Depreciation recapture and exchange rules are CPA questions and worth asking before you list, because the answer can change the timing. We are not tax advisers.
