What are my options if I am behind on my mortgage in Broward County?
Short answer: being behind on the mortgage is not the same as being underwater. Of 22,737 Broward County closings in the last twelve months, only 62 were short sales and 359 were bank-owned, on BeachesMLS data retrieved September 4, 2026. Most owners who fall behind still hold equity, and an owner with equity is a seller with a clock, not a distressed case.
For sellers
Pricing a home is a skill. Start with the current competition and recent closed sales.
43% of active single-family houses listings in Broward County have a recorded asking price below their original list price.
The data comes from the segment and recorded fields available in PBP Real Estate's BeachesMLS feed, as of the date shown. Gia Freer, Broker of Record, turns comparable sales and current competition into one written pricing opinion for your home, with the reasoning, before it goes live.

Ask Ava about this dataPrice my home correctlyThe first move is to learn two numbers: what the home would close for today, and the exact payoff on every lien. The gap between them decides which of the options below applies to you.
What the two numbers decide
If the home is worth more than the total owed, an open-market sale pays the lender in full and the balance reaches you. Broward County houses went under contract in a median of 44 days and condominiums in 74; add roughly 30 to 45 days to close for a financed buyer, less for cash, which was 22.8% of house buyers. If the home is worth less than the total owed, the options are a loan modification, a short sale, a deed in lieu, or letting the process run, and each gets narrower with time. We handle the sale side of all of them; the lender's loss-mitigation department, and where needed a Florida attorney, handle the rest.

90 short sales are on the market in the whole county today. A short sale is a real option when the numbers require it; it is not the default, and treating it as the default costs equity. Full process, if it applies to you: short sales in Broward County.
Last month against the month before
August 2026 closed 932 houses in Broward County at a median of $655,000, against 1,105 at $655,000 in July 2026. Condominiums and townhouses: 802 at $255,000 against 991 at $247,000. Median days to contract for houses moved from 31 to 38. One month is a reading, not a trend; the twelve-month table above is what we price from.
The three moves, in order
- Get the payoff on every lien in writing, including any second mortgage, HOA or association balance, and tax bills.
- Get a written comparative market analysis of the home from closed Broward County sales that match it, not a website figure.
- Choose the lane the gap dictates: open-market sale with equity, or lender options with a short sale prepared in parallel so no deadline passes unanswered.
Who else you need, and what we do not do
Your loan servicer's loss-mitigation department for modification or forbearance; a Florida real estate attorney if a foreclosure has been filed or you are asked to sign anything by the lender; a CPA or tax professional on the tax treatment of any forgiven debt. We coordinate with all three and do the sale side.
This page covers the real-estate side only. It is not legal, tax or insurance advice. Deadlines, notices and the treatment of debts on your title are set by the documents and by the agencies and courts involved; confirm your own dates and figures with them or with a Florida attorney before acting.

What are my options if I am behind on my mortgage in Broward County: questions
Am I in a short sale if I am behind on my mortgage in Broward County?
Not unless the home is worth less than the total owed. Of 22,737 Broward County closings in the last twelve months, 62 were short sales. Most owners who miss payments still have equity; the payoff letters and a written comparative market analysis settle it in days.
How fast can a house sell in Broward County if I need to stop the arrears clock?
The median Broward County house went under contract in 44 days and the median condominium in 74 over the last twelve months. 22.8% of house buyers paid cash, which shortens closing. Pricing to the closed sales, not above them, is what protects that timeline.
Should I stop paying the association or the taxes to catch up the mortgage?
Do not decide that without advice. Association and tax balances attach to the title and are settled out of the proceeds at closing. Ask your attorney before redirecting any payment; we can show you what each path does to your net sheet.
Will the lender let me sell if I am behind?
Yes, if the sale pays the loan in full at closing, and often yes through a short sale if it does not. Either way the lender is paid from closing proceeds; you do not need to be current to list.
Does PBP give legal or tax advice on this?
No. We handle the real-estate side: the number, the marketing, the negotiation and the closing coordination. Legal, tax and lender questions go to the professionals named on this page, and we work alongside them.

Gia and John from PBP Real Estate exceeded expectations in selling my mother's Delray Beach condo, which had previously failed to sell with another firm. Despite being in New York, I experienced excellent communication and responsiveness via phone, text, and email, making the remote process, including the closing, stress-free.
