Short answer: an inherited Hollywood house sells into a working market — 1,100 sales a year, a median $550,000, 50 days, 4.9 months of supply. An inherited Hollywood condominium sells into 13.3 months of supply, the deepest backlog we have measured anywhere. The single most useful fact for an executor here is that selling as-is costs essentially nothing per square foot, so the estate should not fund a renovation.

There are more condominiums for sale in Hollywood right now than sold in the whole of the past year. An estate that prices a unit at what the neighbors are asking is choosing to carry it for months while the association dues run.
Do not renovate. The evidence is unusually clear here.

89% of Hollywood house sales are as-is, and they close at the same price per square foot as the renovated ones. In most cities an estate gives up several percent by selling as-is. Here it gives up 27 days and about two and a half points of negotiating room, which is a far cheaper trade than a contractor and four months of carrying costs.
What does pay is documentation. The median house here was built in 1961 and 73% of buyers finance, so a lender and an insurer will both want roof age, water heater, electrical panel and permit status. We ask the estate for the permit history and any four-point and wind mitigation reports before we price, because an old permit left open is the single most common reason an inherited Hollywood house falls out of contract.

An estate holding a condominium past six months gives up 15.6% of the original asking price and pays dues the whole time. The way to avoid it is an honest price in week one.

Three units in the same city, at $475,000, $228,500 and $155,000. The citywide median of $320,000 describes none of them. This is why an estate should not rely on an automated estimate to tell beneficiaries what they are inheriting, and why we ask for the association’s financial statement, reserve schedule and assessment balance before we put a number on a unit.

The estate opens, the court appoints a personal representative, letters of administration issue, and only then can anyone sign. Hollywood probate property questions
Can I sell an inherited Hollywood property before probate is finished?
Usually the sale closes during probate rather than after it. A personal representative appointed by the court can list and sell, and depending on how the estate is opened the sale may need court authority or the beneficiaries' joinder. What you cannot do is sign a contract before anyone has authority to sign it. The order is: open the estate, get letters of administration, then list. How long will an inherited Hollywood property take to sell?
It depends entirely on which one you inherited. Houses took a median 50 days to go under contract over the last twelve months, with 4.9 months of supply. Condominiums took 87 days, with 13.3 months of supply and 276 listings already sitting past 180 days. An estate holding a condominium here should budget several months of dues, taxes and insurance and say so to the beneficiaries at the start.
Should the estate renovate an inherited Hollywood house first?
No, and Hollywood has the clearest evidence of any city we cover. 722 of the 814 house sales with a reported condition were as-is, and they closed at $383 per square foot against $381 for standard sales. Selling as-is here costs essentially nothing per square foot. It costs time and negotiating room: 48 days against 21, and a 5.0% cut against 2.5%. An estate should not fund a renovation to chase a gap that does not exist.
The house is old. Does that hurt the estate?
It creates work rather than a discount. The median Hollywood house was built in 1961 and 408 of the 451 on the market today date from 1996 or earlier. 73% of house buyers here finance, so a lender and an insurer will both look at roof age, water heater, electrical panel and open permits. What is an inherited Hollywood condominium worth?
The median condominium closed at $320,000, but the range inside that is enormous. Waterfront units closed at a median $475,000 and $425 per square foot; the rest at $228,500 and $221. Age-restricted units closed at $155,000. 62% of condominium buyers paid cash. An estate needs the specific comparable set for its own building, not the citywide median, and that is what a written comparative market analysis is for.
What does the estate need from the association?
Two documents before pricing: the most recent financial statement and reserve schedule, and the written balance of any assessment charged to the unit. 650 of the 966 condominiums on the market here are in buildings from 1996 or earlier, so structural inspection and reserve funding obligations are live questions in a great many of them. What is owed to the association is cleared at closing alongside any mortgage, and a cash buyer deducts a known assessment from the offer in full.
What is the property worth as of the date of death?
That is a different question from today's asking price, and it drives the tax basis. An estate generally needs an opinion of value as of the date of death supported by comparable sales from that period. In Hollywood the comparable set has to respect waterfront status and age restriction, because those move the figure by more than any other factor. What happens if the heirs disagree about selling?
Nothing, until it is resolved. We will not take a listing where the people entitled to the property have not agreed to sell it, because the contract falls apart later and the estate pays for the delay. If the heirs are deadlocked, that is a conversation for the estate's attorney first. We are happy to give everyone the same set of figures to argue over, which sometimes settles it.
