Short answer: before an executor quotes the beneficiaries a number, find out whether the community is age-restricted — and in Tamarac that question applies to houses too. 38% of house sales here are in 55-plus communities, closing at $330,000 against $475,000, and 55% of condominium sales at $144,250 against $302,500. Tamarac was built as villa and single-family 55-plus communities, not only condominium buildings. So an executor holding an inherited house cannot assume the restriction is irrelevant, and cannot price from a sale three streets away without checking which side of the line that sale sat on. 1,141 closings in a year makes this a liquid market by our standards. An inherited Tamarac property that is priced against the right segment sells; the estates that struggle here are the ones that priced against the wrong one and spent four months finding out.

Selling as-is costs the estate roughly 1.5% per square foot on a house. Funding a renovation to chase that is a bad trade, and 78% of the market is doing it the same way, so an as-is estate sale is not a red flag to buyers here.
What does pay: 32% of Tamarac house buyers use an FHA loan and 4% use VA, so more than a third of the buyer pool arrives with minimum property requirements attached — roof remaining life, peeling paint, missing handrails, exposed wiring, working systems. On a 1972-vintage house full of deferred maintenance, clearing those specific items keeps that third of the pool in play for a few hundred dollars.

One in five Tamarac condominium sales passes six months and gives up 14.3% of the original asking price, with the estate paying dues throughout. An honest price in week one beats patience.

Tamarac probate property questions
Can I sell an inherited Tamarac property before probate is finished?
Normally the sale closes during probate, not after it. A personal representative appointed by the court can list and sell, and depending on how the estate is opened the sale may need court authority or the beneficiaries' joinder. What cannot happen is a contract signed before anyone has authority to sign it. Open the estate, obtain letters of administration, then list. Why is the age restriction the first question for a Tamarac estate?
Because in Tamarac it applies to houses as well as condominiums, and it moves the number more than condition does. 196 of the 511 house sales in the last twelve months were in 55-plus communities, closing at a median $330,000 against $475,000 for unrestricted houses. On the condominium side, 348 of 630 sales were age-restricted at $144,250 against $302,500. Estates land in these communities disproportionately, because that is who lived there.
How long will an inherited Tamarac property take to sell?
A house takes a median 49 days to go under contract in a market with 4.0 months of supply; an age-restricted house 64 days. A condominium takes 70 days, and an age-restricted unit 76, in a market with 7.4 months of supply. An estate should budget several months of dues, taxes and insurance and say so to the beneficiaries at the start rather than in month four.
Should the estate renovate an inherited Tamarac house?
No. 322 of the 411 houses reporting a condition sold as-is, at $265 per square foot against $269 for standard sales. That is about 1.5%, nowhere near the cost of a renovation an estate would have to fund and get the beneficiaries to agree to. What is worth doing is the short list a government-backed loan requires, because 32% of house buyers here use FHA and 4% use VA.
The house is from the early 1970s. What will that cost the estate?
Document work rather than a discount. The median Tamarac house was built in 1972 and 161 of the 172 on the market today date from 1996 or earlier. With 81% of house buyers borrowing, a lender and an insurer both want roof age, water heater, electrical panel and open permit status. We ask an estate for the permit history and any four-point and wind mitigation reports before pricing, because an open permit left behind by the deceased is the most common reason an inherited Broward house falls out of contract.
What does the estate need from the association?
The most recent financial statement and reserve schedule, and the written balance of any assessment charged to the property. 319 of the 386 condominiums on the market here are in buildings from 1996 or earlier, so structural inspection and reserve funding obligations are live questions. Tamarac's age-restricted house communities carry association dues too, which surprises executors who assume a house means no association. What is owed is cleared at closing, and with 58% of age-restricted condominium buyers paying cash, a known assessment comes straight off the offer.
What is the property worth as of the date of death?
A different question from today's asking price, and it drives the tax basis. An estate generally needs an opinion of value as of the date of death supported by comparable sales from that period. In Tamarac the comparable set has to sit inside the same age restriction, because a 55-plus comparable can understate an unrestricted property by 40% or more. What if the heirs cannot agree?
Then nothing happens until it is resolved. We will not take a listing where the people entitled to the property have not agreed to sell it, because the contract falls apart later and the estate pays for the delay. A deadlock is a conversation for the estate's attorney. We are happy to give every heir the same set of figures, which sometimes settles it.
