FHA is not only a price test. The loan has minimum property requirements covering roof remaining life, peeling paint, handrails, exposed wiring and working systems. On 1972-vintage housing that is a live risk, and a failed requirement discovered once the lender inspects costs six weeks. The median single-family home closed at $399,000 over the last twelve months, at $268 per square foot, with a median cut of 4.1% from the original asking price. That median blends two different markets: age-restricted houses closed at $330,000 and unrestricted houses at $475,000. Which side you are on matters more than anything else on this page.
Why does Tamarac have so many age-restricted houses?
Because a large part of the city was built as 55-plus villa and single-family communities rather than condominium towers. 196 of the 511 house sales in the last twelve months, 38%, were age-restricted, the highest share of any city we cover on the house side. They closed at a median $330,000 and $236 per square foot in 64 days, against $475,000 and $285 per square foot in 42 days for unrestricted houses. An owner who prices off the citywide median is wrong in one direction or the other by a wide margin.
Should I renovate before listing in Tamarac?
No, and the numbers are unusually clear here. 322 of the 411 houses that reported a listing condition sold as-is, at $265 per square foot against $269 standard, a difference of about 1.5%. What as-is does cost is leverage: 52 days to go under contract against 19, and a 4.5% cut against 1.7%. So the choice is not renovate or not, it is which small items to clear.
Which repairs are worth doing, then?
The ones a government-backed loan requires. 32% of Tamarac house buyers used FHA financing and another 4% used VA. Those loans carry minimum property requirements: roof remaining life, peeling paint, missing handrails, exposed wiring, and systems that work.
