Short answer: most inherited Coral Springs property is an original-owner house built in the 1980s, sold as-is by an estate that cannot fund repairs. The good news is that this is the normal Coral Springs transaction rather than a distressed one: houses here go under contract in a median 28 days, and selling as-is costs about 1.3 percentage points of price and roughly three weeks of extra market time. Coral Springs was built in one burst, and estates inherit that

This city went up largely between the late 1970s and the early 1990s, and it is now selling the result. The median house that closed here in the last twelve months was built in 1988. The median condominium was built in 1985. 148 of the 178 houses and 285 of the 335 condominiums on the market today were built in 1996 or earlier.

For an estate that matters in a practical way. The house you have inherited is very likely to have systems that are all the same age as each other, because they were all installed at once. Roof, electrical panel, plumbing and air handler tend to arrive at the end of their lives together, and a buyer's insurer will ask about them in that order. This is why more than half of all Coral Springs house sales are as-is sales: it is not a market of distressed sellers, it is a market of original owners and their estates.

Read that table before you agree to renovate anything. The as-is discount in Coral Springs is roughly $20,000 on a $700,000 house and about three extra weeks. A new roof and a panel upgrade will cost an estate more than that in most cases, and the estate carries taxes, insurance, association dues and utilities for every week the work runs long. Ten months of condominium supply against two and a half months of houses is the widest split in any city we cover. An estate condominium here needs a longer runway, a more defensible price on day one, and a check on the association's finances before the price is set at all. Where a house can be listed and corrected, a condominium that starts high in this market simply sits: units that took more than 180 days to go under contract closed 14.0% below their original asking price, against 3.4% for those that sold within 30 days.

Before we price an estate condominium we ask for the association's most recent financial statement and reserve schedule, and the written balance of any assessment charged to the unit. We pull the community's own closing history out of the feed at the same time, because a community where nothing has closed this year tells you something no comparable sale will.

One honest caveat on that table: on the house side the 180-day-plus band shows a smaller cut than the 91-to-180 band. That is a small sample of 63 sales and some of those sellers had already re-listed at a lower price before the clock ran on, so the discount had been taken earlier. The condominium column has no such wrinkle and runs straight downhill.

Half of all Coral Springs houses go under contract inside a month at barely more than 1% off the original asking price. That is an unusually forgiving market for an estate, and it means the price set on day one very nearly decides the outcome. It also means there is no reason to accept an off-market offer at a discount simply because the property is inherited: this is not a city where estate houses struggle to sell.

The estate opens, the court appoints a personal representative, letters of administration issue, and only then can anyone sign. Can I sell an inherited house in Coral Springs before probate is finished?

Usually the sale closes during probate rather than after it. A personal representative appointed by the court can list and sell, and depending on how the estate is opened the sale may need court authority or the beneficiaries' joinder. What you cannot do is sign a contract before anyone has authority to sign it. The order is: open the estate, get letters of administration, then list. Should the estate renovate before selling?

Rarely all of it, and never on borrowed money without an attorney's sign-off. An estate carries the property while it decides: taxes, insurance, association dues and utilities all keep running. Coral Springs houses are selling quickly enough that the carrying cost of a long renovation often eats the improvement. What is the property worth as of the date of death?

That is a specific question with a specific answer, and it is not the same as today's asking price. An estate generally needs an opinion of value as of the date of death, supported by comparable sales from that period, because that figure drives the tax basis. What happens if the heirs disagree about selling?

Nothing, until it is resolved, and that is the point. We will not take a listing where the people entitled to the property have not agreed to sell it, because the contract falls apart later and the estate pays for the delay. If the heirs are deadlocked, that is a conversation for the estate's attorney first. We are happy to give everyone the same set of figures to argue over, which sometimes settles it.

Does the estate have to disclose the death in the house?

Florida law does not require a seller to disclose that a death occurred on the property, and it is not a material defect. Physical condition is a different matter and does have to be disclosed. If a buyer asks directly, we answer honestly. Anything beyond that is a question for the estate's attorney.
