Short answer: most inherited Pompano Beach houses are original-owner properties from the 1960s, and the instinct to renovate one before selling is usually wrong here. Houses built in 1970 or earlier closed at $381 per square foot; houses built since 1991 closed at $335. The market is buying the lot, not the vintage. The estate's real decisions are frontage, the association's finances if it is a condominium, and speed.

The oldest housing in Pompano Beach is the housing nearest the water, which is why it earns more per square foot and sells three weeks faster than newer construction further inland. An estate that spends $60,000 modernising a 1,400 square foot house from 1961 is competing against a market that was already paying a premium for the lot it sits on.
The as-is penalty here is the smallest we have measured anywhere: 1.6% of price per square foot, and about a month of extra market time. For an estate that cannot supervise contractors, cannot fund the work without borrowing, and is paying carrying costs throughout, that is an easy trade.

More than double per square foot, on one in four sales. For a date-of-death opinion of value this matters more than anything else on this page: a comparable sale two streets inland is not a comparable at all, and an estate valued from the citywide median is wrong in one direction or the other by a wide margin.

Age-restricted condominiums are slower again: 75 sales over the last twelve months at a median $175,000, taking a median 145 days to go under contract. That is the slowest segment we have measured in any city we serve, and an estate holding one should be told so before it sets a price rather than after six months of silence.
Before we price an estate condominium we ask for the association's most recent financial statement and reserve schedule, and the written balance of any assessment charged to the unit. With a median build year of 1975, structural inspection and reserve funding obligations are live questions in many of these buildings, and what is owed to the association has to be cleared at closing alongside any mortgage.

Nearly a quarter of all condominium sales here took more than six months and closed almost 15% below where they started. For an estate paying association dues the whole time, that is the outcome to design against, and it is designed against on day one with the price.

Can I sell an inherited house in Pompano Beach before probate is finished?
Usually the sale closes during probate rather than after it. A personal representative appointed by the court can list and sell, and depending on how the estate is opened the sale may need court authority or the beneficiaries' joinder. What you cannot do is sign a contract before anyone has authority to sign it. The order is: open the estate, get letters of administration, then list. The inherited house is from the 1960s. Does that hurt the price?
Not per square foot, and that is the most useful thing an executor here can know. Pompano Beach houses built in 1970 or earlier closed at a median $381 per square foot after 48 days on market. Houses built from 1991 onwards closed at $335 per square foot after 63 days. Three-quarters of all house sales in this city were built before 1971. The market is paying for the lot and the location, so the age of the building is rarely the problem an estate thinks it is.
Should the estate renovate before selling?
In this city, almost never. Buyers are not paying a premium for newer construction here, so a renovation competes against a market that is already valuing the land. The as-is penalty in Pompano Beach is 1.6% of price per square foot, the smallest we have measured anywhere in our service area, while the estate pays taxes, insurance, association dues and utilities for every week the work runs. The exception is the short list a buyer's lender or insurer will refuse to fund around, and on the water the seawall and dock.
How long will it take to sell an inherited Pompano Beach property?
Houses took a median 55 days to go under contract over the last twelve months. Condominiums took 77, and age-restricted condominiums took 145 days, by far the slowest segment in any of our cities. There is 4.7 months of house supply and 8.5 months of condominium supply. An estate holding a 55-plus condominium here should plan on the better part of a year and price accordingly on day one.
What is the property worth as of the date of death?
That is a specific question with a specific answer, and it is not today's asking price. An estate generally needs an opinion of value as of the date of death, supported by comparable sales from that period, because it drives the tax basis. In Pompano Beach the honest comparable set has to respect frontage: waterfront houses closed at $727 per square foot against $344 for everything else, so a comparable two streets inland is not a comparable at all. What does an estate need to check on a Pompano Beach condominium?
The association's finances, before anyone sets a price. The median condominium here was built in 1975 and 659 of the 767 units on the market were built in 1996 or earlier, so structural inspection and reserve funding obligations are live questions in a great many of these buildings. What is owed to the association has to be cleared at closing alongside any mortgage. We ask for the most recent financial statement and reserve schedule and the written balance of any assessment charged to the unit before we price it.
Does the estate have to disclose the death in the house?
Florida law does not require a seller to disclose that a death occurred on the property, and it is not a material defect. Physical condition is a different matter and does have to be disclosed. If a buyer asks directly, we answer honestly. Anything beyond that is a question for the estate's attorney.
What happens if the heirs disagree about selling?
Nothing, until it is resolved. We will not take a listing where the people entitled to the property have not agreed to sell it, because the contract falls apart later and the estate pays for the delay. If the heirs are deadlocked, that is a conversation for the estate's attorney first. We are happy to give everyone the same set of figures to argue over, which sometimes settles it.
