Short answer: a short sale is a sale in which your lender agrees to accept less than the full mortgage balance and release its lien. Pompano Beach produces few of them - six closings in eight months - but it produces more distress than its neighbors, and for one specific reason: this is the oldest condominium stock in our service area, and special assessments on old buildings land as a fixed sum that a $275,000 unit cannot absorb.

Bank-owned listings outnumber short sales here roughly three to one, and that is worth understanding rather than ignoring. It means there is a visible discount tier in this market, and a servicer's valuer will be looking at it when your approval letter is written.

Florida requires structural milestone inspections and structural integrity reserve studies for older condominium buildings of three stories or more, and requires associations to fund the reserves those studies identify. Whether and when that applies to your building is a question for the association and, where money turns on it, an attorney. What the feed shows is the exposure: a median build year of 1975 and 659 of 767 active units in buildings from 1996 or earlier.
A special assessment is a fixed sum per unit. It does not scale with what the unit is worth. The same concrete work that is an irritation in a higher-priced building can exceed the entire equity of a $275,000 condominium, and what is owed to the association has to be cleared at closing alongside the mortgage. Before we price a unit in an older Pompano Beach building we ask for two documents: the association's most recent financial statement and reserve schedule, and the written balance of what you personally still owe on any assessment. We pull the building's own closing history out of the feed at the same time, because a building where nothing has closed this year is telling you something the comparable sales will not.

Nearly a quarter of condominium sales here take more than six months and close almost 15% below their original asking price. Now add a servicer's review of one to three months. An approval letter written in month two can expire before a slow unit reaches a closing table, and a re-priced file is a harder second approval than the first one was. That sequencing, rather than the price itself, is what usually decides a Pompano Beach short sale.
Age-restricted condominiums are slower still: 75 sales in the last twelve months at a median 145 days to go under contract. If that is your building, the runway is the whole plan.
The order that protects you never changes. Get a written payoff figure from every lienholder, the association included. Get a written opinion of value set against it. Only then decide whether this is an ordinary sale with equity in it or a short sale that needs lender approval. On the house side of this city there is a good chance it is the former: houses closed at a median $530,000, and waterfront houses at $1,395,000.

How does a short sale work in Pompano Beach?
Your lender agrees to accept less than the full mortgage balance and release its lien so the closing can happen. The order is: establish what the property is worth and what is actually owed to every lienholder, submit a complete hardship package to the servicer, market and sell at a defensible price, then send the executed contract for lender approval. The lender orders its own opinion of value and issues an approval letter, with an expiry date, setting the minimum net it will accept.
How common are short sales in Pompano Beach?
Rare, but this city has more distress than the rest of our service area. Six of the 1,172 properties that closed between January and the end of August 2026 were short sales, and 18 were bank-owned. Why does Pompano Beach have more distress than neighboring cities?
Because of the condominium stock. The median condominium here was built in 1975 and 659 of the 767 units on the market were built in 1996 or earlier. Older buildings carry structural inspection and reserve funding obligations, and those arrive as a fixed special assessment per unit. A fixed sum does not shrink to match a $275,000 unit, so it can exceed an owner's whole equity. That is the local route into negative equity, and it has nothing to do with missed payments.
How long does a Pompano Beach short sale take?
Longer than most places, and the condominium figures are the reason. The median condominium takes 77 days to go under contract, 23% of sales take more than 180 days, and there is 8.5 months of supply. Add one to three months of servicer review on top. A lender's approval letter can expire before a slow condominium finds a buyer, which is the single most common way these files fail here.
Am I actually underwater in Pompano Beach?
If you own a house, quite possibly not. Houses closed at a median $530,000 over the last twelve months, and waterfront houses at $1,395,000. Owners here are often surprised by what the lot alone is worth. The only way to know is a written opinion of value set against a current written payoff figure from every lienholder, including the association, in that order.
Does competing with bank-owned listings hurt my sale?
It sets the floor a servicer's valuer looks at. With 17 bank-owned properties currently listed and 18 closed this year, there is a visible discount tier in this market, and an approval letter tends to be written against it. That cuts both ways: it can make a lender more realistic about your price, and it can make your file harder if you are priced above that tier without evidence. Bringing the comparables in writing is how you keep control of that conversation.
Will I owe the shortfall after the sale?
Only if the approval letter leaves it pursuable. The shortfall is called the deficiency, and an approval letter that releases the lien while saying nothing about the deficiency can leave the balance collectable afterward. An explicit written release is the most valuable single item in the negotiation. Whether a released balance is taxable is a question for your CPA, not for us.
Can I still sell after the foreclosure case has started?
Usually yes. In Florida the case runs through the courts, and until the clerk's sale is held and title transfers, the owner generally still holds title and can sell. That leaves you a deadline rather than a door already shut.
