Those houses are smaller, so their total prices are lower, but each square foot of them is worth more and they sell three weeks faster. The reason is geography: the oldest housing in Pompano Beach is the housing closest to the water and the beach, and that is what buyers are actually purchasing.

Is my older Pompano Beach house worth less?

Not per square foot, and this surprises most sellers. Houses built in 1970 or earlier closed at a median $381 per square foot after 48 days. What does mispricing cost in Pompano Beach?

Houses that went under contract within 30 days closed a median 3.1% below their original asking price. Those taking 31 to 90 days closed 6.5% below, 91 to 180 days 9.1% below, and more than 180 days 12.7% below. Condominiums are harsher still at 14.8% past 180 days. The price set on day one very largely decides the outcome.

Does selling as-is cost me money here?

Almost nothing on price, and about a month in time. Houses sold as-is closed at $367 per square foot after 54 days with a 6.1% cut from the original asking price. Houses sold without an as-is condition closed at $373 per square foot after 20 days with a 3.5% cut. That is a 1.6% difference in price per square foot. In a city where three-quarters of the houses were built before 1971, as-is is the normal transaction rather than a warning sign.

Should I renovate before listing?

Rarely, and the price-per-square-foot figures above are why. Buyers here are not paying a premium for newer construction, so a renovation has to compete against a market that is already valuing your lot and your location. What is worth doing is the short list a buyer's lender or insurer will refuse to fund around: roof age, panel, and on the water the seawall and dock. Those end contracts rather than trim prices.

Is the condominium market the same?

No, and the gap is wide. There are 767 condominiums and townhouses on the market against 1,085 sales in a year, which is 8.5 months of supply against 4.7 for houses. 177 of those active listings have already been sitting more than 180 days.
