Most of the city was built out in the 1950s and 1960s, which has a practical consequence: a large share of transactions are either a rebuild in progress or an original house priced mainly for its lot and its water. When you compare two sales, check whether you are comparing a renovated house to a teardown, because the price per square foot will tell you very little on its own. Roof age, electrical panel, plumbing material, impact glass and seawall condition are the items that decide both insurability and price.
Everyday life
The city runs its own parks and small-town services, with Frank McDonough Park and Dan Witt Park among the ones residents use most, and the beach a short drive east over the Intracoastal into Pompano Beach or Deerfield Beach. Restaurants and marine services cluster along Federal Highway and at the inlet. Public schools are operated by Broward County Public Schools; boundaries change, so confirm the assignment for a specific address with the district.

Your tax bill is set on what you pay rather than the seller's assessed value, and the homestead exemption and assessment cap apply once the property is your primary residence. Insurance deserves attention before you commit: wind coverage depends on roof age and window protection, flood is a separate policy, and on the water the seawall and dock are maintenance items with real numbers attached. If you are buying to rebuild, talk to the city about setbacks and approvals early, because the plan you have in mind may not be the plan the lot allows.
