What the Lighthouse Point house market actually is
Lighthouse Point is a small Broward County city between Pompano Beach and Deerfield Beach, and it is almost entirely single-family. It was platted around a canal system rather than a grid, which means the town has two overlapping markets: dry-lot houses on interior streets, and canal houses with dockage and a route to the Hillsboro Inlet. Much of the housing stock dates from the 1950s and 1960s, so a large share of sales are either original houses bought for the lot or houses that have already been rebuilt. Those are different assets and the figures below blend them, which is why the range matters as much as the middle.

What moves the price of a Lighthouse Point house
- Canal frontage, dockage and bridge clearance. Frontage in feet, water depth at low tide and whether anything fixed sits between you and the Hillsboro Inlet. See waterfront houses in Lighthouse Point.
- Original versus rebuilt. Roof age, electrical panel, plumbing material, impact glass and seawall condition. The seawall is the item buyers underestimate and insurers do not.
- Flood zone and elevation. Ask for the elevation certificate rather than a summary of it, and price insurance before you are under contract.
- Permits. Additions, docks, davits and pools done without a closed permit become the next owner's problem, so they become a price issue at contract.
If you own here
What your property is worth depends on things a website cannot see: which side of the street you are on, what the last owner did to the place, what your association has in reserve, and which of the recent sales are genuinely comparable to yours. We work that out by hand from those sales rather than publishing an automated estimate, usually the same day, with the sales it is based on attached. Ask for an opinion of value on your property.

Lighthouse Point houses: questions and answers
How much does a house cost in Lighthouse Point, FL?
Houses that closed in Lighthouse Point between 1 January and 31 August 2026 had a middle closed price of $1,565,000, and houses on the market on 2 September 2026 were asking a middle $2,949,000 (BeachesMLS, single-family only).

A middle 69 days on market for houses that closed in the first eight months of 2026, against 54 days in the same period of 2025 (BeachesMLS, single-family only).
Why is the asking price so much higher than the closed price here?
Because the top of this market is waterfront. Dockable canal houses list far above the town's middle closed price, so the asking figure is pulled upward by a segment that not every buyer is shopping in.
Do Lighthouse Point houses have ocean access?
Many do. The canal system connects to the Intracoastal Waterway and out through the Hillsboro Inlet, and whether your route to the ocean crosses a fixed bridge is one of the largest single price factors in the town.
