Lauderhill Real Estate
Lauderhill sits in central Broward County, west of Fort Lauderdale and bordered by Plantation, Sunrise, Lauderdale Lakes and North Lauderdale. It was incorporated in 1959 and is home to roughly 74,000 people, which makes it one of the larger cities in the county by population and one of the smaller ones by land area. Inverrary, the planned community on the city's western side, is the address most buyers recognize.
The important thing to understand about Lauderhill is that it is a condominium market first. Houses trade here, but they are outnumbered on the market roughly nine to one, and the two behave nothing alike. Blending them into a single "Lauderhill median" is the fastest way to misprice a property in this city, so we never do it.
What is selling
Condominiums and townhouses are the engine. Sixteen sold in July 2026 at a median of $149,875, in a median of 20 days and at 96% of the last asking price. Across the year to date, 82 have sold at a median of $135,000. At the end of July there were 233 on the market against 41 under contract — close to fifteen months of supply on the year's sales pace. That is a buyer's market by any definition, and it is why a well-prepared unit with clean association paperwork separates itself so quickly from the rest.
Houses are the tighter half. Three sold in July, which is too few to publish a median without misleading you, so weigh the year to date: 54 houses have sold at a median of $456,500, at 98% of asking and in a median of 28 days. There were 27 on the market at the end of July with 23 already under contract, an unusually high ratio that tells you demand for a single-family home here is not the problem.

What actually decides a Lauderhill sale
Most of the condominium stock here was built in the 1960s and 1970s, which puts it squarely inside Florida's milestone inspection and structural reserve requirements. Reserve funding, a recent assessment or a pending inspection can matter more to a buyer's lender than the unit itself. We read the association's position before pricing, not after an inspection period collapses — our guide to milestone inspections and condominium reserves explains what to look for. Association approval is also a real step in most of these communities, and in the age-restricted sections it can decide whether a buyer closes at all.

Gia Freer, our Broker of Record, has been licensed in Florida since 2000, and PBP Real Estate is a transaction broker handling probate and estate sales, short sales and relocation in house. Inherited condominiums in older Broward associations are a specific competence of ours: the paperwork, the estoppel, the arrears and the approval process all arrive at once.
Tell us the address and we will read the sales that genuinely compare to it — your building, your section, your price band — and give you a written opinion of value. We publish no automated estimate on this site. See every Lauderhill listing in the MLS, not only ours.
Lauderhill market snapshot — July 2026
Figures below come from our own BeachesMLS broker data feed, not a third-party estimate. Single-family homes and condos/townhomes are reported separately because they behave differently — blending them produces a number that describes neither. Every figure shows the number of listings behind it.

Single-family homes in Lauderhill recorded only 3 closed sales in July 2026. In a market this thin a single sale moves any average, so we publish the count and the year-to-date figure rather than a monthly median that would mislead. Ask us for the individual comparable sales instead.
